Neither Allen <br /> Drive, nor the areas sliown on Exhibit "A" as "Detention Area," are within this definition of i <br /> "Parcel." <br /> (u) "person": Individuals, partnerships, firms, associations, corporations, <br /> trusts, governmental agencies, administrative tribunals or any other form of business or legal <br /> entity. <br /> (v) "Phase": Phase 1 or 2. The area shown on Exhibit "A" as "Phase 3" is <br /> not included within this definition of "Phase" and is not part of the Shopping Center encumbered <br /> by this Declaration. <br /> (w) "Phase 1": The areas shown as "Phase 1" on Exhibit "A," including the <br /> following: (a) Parcels 1 and 2; (b) all of Allen Drive; and (c) the drive aisles running north-south <br /> along (i) the common boundary line between Parcels 24 (on the west) and 25 and 26 (on the <br /> east), and (ii) the common boundary lines between Parcels 20 and 21 (on the west) and <br /> Parcels 22 and 23 (on tl�e east). <br /> (x) "Phase 2": The areas shown as "Phase 2" on Exhibit "A," including <br /> Parcels 3, 4, 5, and 14 through 29. <br /> (y) "Restrictions": The easements, covenants, restrictions, liens and <br /> encumbrances contained in this Declaration. <br /> (z) "Self-Parked": Meeting or exceeding the number of parking stalls that <br /> would be necessary to satisfy the following parking ratios: <br /> (r.') On all Parcels, having a minimum of five (5) parking stalls per <br /> 1,000 square feet of Floor Area used as retail (not including restaurant or office) space; <br /> (ii) On all Parcels, having ten (10) parking stalls per 1,000 square feet <br /> of Floor Area used as restaurant space; <br /> (iii) On Parcels 14 through 21, and 27 through 29, having five (5) <br /> parking stalls per 1,000 square feet of Floor Area used as office space; <br /> 4 <br />
