Culvert sizing was completed with this area, but we had indicated in the <br />letter dated June 3. 2025, that 'Site improvements far each lot assumed budding development of <br />6,000 square feet• but improvements larger than this area will not cause enough increase in runoff to <br />Mange culvert sizing. You hove recently requested a determination of how much more building area <br />would be acceptable. <br />Based on the existing culvert sizing and acceptance of a road overtop return period of 5 years, a <br />development area of up to 12,000 square feet per lot is practical. Additional increase beyond this <br />area is possble but would require a more in-depth analysis on a case -by -case basis.
