Culvert sizing was completed with this area, but we hod indicated in the <br />letter doted June 3, 2025, that 'Site improvements for eoch lot assumed building development of <br />6,000 square feet, but improvements larger than this area will not couse enough increase in runoff to <br />change culvert sizing. You hove recently requested a determination of how much more building area <br />would be acceptable. <br />Based on the existing culvert sizing and occeptonce of a rood overtop return period of 5 years, a <br />development area of up to 12,000 square feet per lot is practical. Additional increase beyond this <br />area is possible but would require o more in-depth analysis on a case -by -core basis.
