Culvert sizing was completed with this oreo, but we hod indicated in the
letter doted June 3, 2025. that 'Site improvements for each lot assumed building development of
6,000 square feet, but improvements larger than this area will not cause enough increase in runoff to
change culvert sizing. You have recently requested a determination of how much more building area
would be acceptable.
Based on the existing culvert sizing and acceptance of o rood overtop return period of 5 years, a
development area of up to 12,000 square feet per lot is practical. Additional increase beyond this
area is possible but would require o more in-depth analysis on o case -by -rose basis. Analysis could
entail site survey, submittal of building pions, lot drainage analysis and the need for on -site
detention.
Per Lance Harter, PE Oak Creek Engineering
a'
,S
2.4'T.35'w CAW,
FL 1937.32
GRUMMERT PROFESSIONAL SERVICES, LLC
PO BOX 37, KENESAW NE, 68956
PHONE-402-879-5701 EMAIL' JmgrummertOyahoo.com
WEBSfTE-1Af1NW.grummertsurveyIng.com
G.p.s.pNOJECT 1001-2025
SNEET 3 OF 5
MATCH LINE 1
MATCH LINE 2
