20250273q <br />VII. <br />All construction and building shall be so performed that it will comply with the <br />requirements of the building codes and ordinances of the City of Grand Island, Nebraska. <br />VIII. <br />No worn out or discarded automobiles, or parts thereof shall be stored on any lot in said <br />Subdivision, and no portion thereof shall be used for the storage of automobiles, junk piles, or <br />any other kind of junk and/or waste materials. <br />IX. <br />No sod, earth, sand, gravel, or trees shall be removed from said lots to the injury of the <br />value thereof, nor to the hindrances of the appearance of any lot, and no unused building <br />materials, junk or rubbish shall be left exposed on any lot, except during actual building and <br />construction. <br />X. <br />The owner of each lot shall keep the weeds thereon cut and shall mow or cut all weeds on <br />his lot, not less than once per month during the growing season. <br />XI. <br />The purchaser of a lot in the said Subdivision shall construct his or her home within one <br />(1) year after purchasing the lot and the exterior of the house shall be completed within eight (8) <br />months from the start of construction. <br />XII. <br />No billboards or sign boards, (except suitaoie signs for advertising the sale of any lot) <br />shall be erected, or allowed to remain upon any lot. <br />XIII. <br />No campers, trailers, motor or mobile homes, recreational vehicles, or trucks larger than a <br />three-quarter (3/4) ton pickup truck shall be stored on any driveway of any residential structure. <br />No campers, trailers, motor or mobile homes, boats, recreational vehicles, or trucks shall be left <br />on the streets overnight. <br />XIV. <br />No satellite dish exceeding twenty -hour (24) inches in diameter; no towers, antennas, or <br />aerials of any kind shall be allowed to be placed upon any lot in the Subdivision. <br />XV. <br />Any detached garage or any other out -building shall be constructed of the same quality <br />and materials of construction as the outside finish and roof of the residential structure. No <br />building shall be constructed of boxes or other unsightly materials. <br />XVI. <br />No fences shall be constructed, on any lot in the Subdivision, of barbed wire, woven <br />wire, or creosote -treated posts above ground or any other unsightly material. Privacy fences may <br />not exceed six (6) feet in height. <br />X v II. <br />These covenants, restrictions, and conditions are to run with the land and shall be binding <br />on all parties and all persons claiming under them until November 1, 2013, at which time said <br />2 <br />
