CASH 22 00 CHECK 5- REFUNDS: CASH; CHECK 1f ILL "FYNE 3 9 Z025 EA1 A q: Ob (J 1 G`?', O1 DEEDS AMERICAN INDEPENDENCE 1st SUBDIVISION 22 a' The American Independence 1st Subdivision in the City of Grand Island, Hall County, Nebraska, is known as a tract of land comprising a part of the South East Quarter (SE1/4) of the South West Quarter (SW1/4) of Section Eleven (11), Township Eleven (11) North, Range Ten (10) West, Lots One (1) through Twenty (21), in Hall County, Nebraska. COVENANTS AND RESTRICTIONS 1. All lots in American Independence 1st Subdivision shall be known and described as residential lots. No structure shall be erected, altered, placed, or permitted to remain on any lot other than one detached modern single family dwelling not to exceed two stories in height, and not less than a two car attached garage, and not more than a three car attached garage. II. That no building shall be moved on any lot in American Independence 1st Subdivision. No steel covered buildings shall be erected. IiL All buildings shall be set back from the front line or from the side lot line in conformity to the City zoning and building regulations of the City of Grand Island, Nebraska. IV. No dwelling shall be built on any lot in this Subdivision with less than twelve hundred square feet (1,200) of ground area enclosed in the structure exclusive of one story open porches and attached garages, nor less than eight hundred square feet (800) of ground area in the case of a story and one-half or two story structure. V. No noxious or offensive trade or activity shall be carried on upon any lot or shall anything be done thereon which may be or become an annoyance or nuisance to the neighborhood. That no swine, cattle, sheep, horses, or any other domesticated animals other than pets such as dogs and cats, which must be kept confined to the individual owner's property, not bred nor maintained for any commercial purpose, and not allowed to run at will in the said Subdivision. VI. No building or dwelling house shall be moved into said Subdivision and placed upon a lot. No pre -fabricated, modular, or mobile home shall be placed on a lot; no trailer, tent, garage, shack, or any other unsightly out building shall be used in said Subdivision as a dwelling at any time, nor shall any structure of a temporary natute be used as a residence.
