CASH 22 00 <br />CHECK <br />5- <br />REFUNDS: <br />CASH; <br />CHECK <br />1f <br />ILL "FYNE <br />3 9 Z025 EA1 A q: Ob <br />(J 1 G`?', O1 DEEDS <br />AMERICAN INDEPENDENCE 1st SUBDIVISION <br />22 a' <br />The American Independence 1st Subdivision in the City of Grand Island, Hall County, <br />Nebraska, is known as a tract of land comprising a part of the South East Quarter (SE1/4) of the <br />South West Quarter (SW1/4) of Section Eleven (11), Township Eleven (11) North, Range Ten <br />(10) West, Lots One (1) through Twenty (21), in Hall County, Nebraska. <br />COVENANTS AND RESTRICTIONS <br />1. <br />All lots in American Independence 1st Subdivision shall be known and described as <br />residential lots. No structure shall be erected, altered, placed, or permitted to remain on any lot <br />other than one detached modern single family dwelling not to exceed two stories in height, and <br />not less than a two car attached garage, and not more than a three car attached garage. <br />II. <br />That no building shall be moved on any lot in American Independence 1st Subdivision. <br />No steel covered buildings shall be erected. <br />IiL <br />All buildings shall be set back from the front line or from the side lot line in conformity <br />to the City zoning and building regulations of the City of Grand Island, Nebraska. <br />IV. <br />No dwelling shall be built on any lot in this Subdivision with less than twelve hundred <br />square feet (1,200) of ground area enclosed in the structure exclusive of one story open porches <br />and attached garages, nor less than eight hundred square feet (800) of ground area in the case of <br />a story and one-half or two story structure. <br />V. <br />No noxious or offensive trade or activity shall be carried on upon any lot or shall <br />anything be done thereon which may be or become an annoyance or nuisance to the <br />neighborhood. That no swine, cattle, sheep, horses, or any other domesticated animals other than <br />pets such as dogs and cats, which must be kept confined to the individual owner's property, not <br />bred nor maintained for any commercial purpose, and not allowed to run at will in the said <br />Subdivision. <br />VI. <br />No building or dwelling house shall be moved into said Subdivision and placed upon a <br />lot. No pre -fabricated, modular, or mobile home shall be placed on a lot; no trailer, tent, garage, <br />shack, or any other unsightly out building shall be used in said Subdivision as a dwelling at any <br />time, nor shall any structure of a temporary natute be used as a residence. <br />
