Log homes, A - <br />frame homes, or modular homes are not permitted, and shall not be approved by the Board of <br />Directors, or it's designated committee. <br />Approval of any plans shall not relieve the homeowner or the contractors from obtaining <br />all necessary building permits or inspections from the appropriate local government <br />authorities. No additions to, or exterior modifications of, any existing home shall be made <br />until the plans and specifications showing the nature of the addition or modification have <br />been submitted and approved in writing by the Board of Directors, or its designated <br />committee. Prior to the start of construction on any dwelling, and during the entire <br />construction period, the homeowner or the contractor shall maintain a trash Dumpster on <br />the lot for the disposal of trash, debris and waste materials. The Dumpster shall be emptied <br />as needed and not allowed to overflow. During the time of construction, the owner shall be <br />responsible for keeping the lot clean, and removing all trash, debris, and waste <br />material, which may blow from the construction lot. Once construction on a dwelling <br />unit or any other structure approved by the Board or its designated committee begins <br />the homeowners or contractors shall complete all construction on the dwelling or <br />project within twelve months from start of construction. Construction shall be deemed <br />to have started when the ground has been dug for the footings and foundation of the <br />dwelling or structure. <br />All landscaping and grading of the lot must be done in a professional manner and <br />completed not later than nine months following the completion of the home. The lots shall <br />be cleared of all debris, brush piles, brick piles and other construction materials at the <br />time the home is completed. All homeowners shall include and improved paved driveway <br />from the garage to the street adjacent to the property. All privacy fences and enclosures <br />shall be approved by the Board of Directors or its designated committee before being <br />erected. <br />The Board of Directors, or its designated committee, shall compile a list of rules for the <br />homeowner and the contracting builders, which shall be signed and made a part of its <br />approval in writing between the Board, or its designated committee, and the homeowner. <br />As needed, the Board, or its designated committee, may alter, amend, or impose <br />additional construction rules it may deem necessary to address any problems unforeseen <br />at the time of approval. <br />5. Pte. No barns, chicken houses, or other buildings for the care and housing of <br />fowl, rabbits, pet pigs, or livestock shall be placed, maintained or used on any lot, nor shall <br />any fowl, rabbits, pet pigs, or livestock be kept upon any lot. The breeding of animals or <br />keeping of animals for any commercial purposes is not allowed. Pets such as dogs or cats <br />are permitted, but shall be kept restrained, and not be allowed to roam within the <br />subdivision. <br />No more than two dogs per household shall be permitted. No exceptions to this rule <br />shall be allowed. Raising dogs for sale is not allowed. <br />The Board of Directors or its designated committee shall first review all plans and <br />specifications for the construction and placement of all dog kennels. One kennel per lot <br />is permitted and shall not exceed 150 square feet. Only permanent kennels constructed <br />of wood, plastic, metal or chain link that will effectively secure the dog(s) will be allowed. <br />Kennels should preferably be placed on a concrete pad in an inconspicuous location on <br />5IPage <br />
