200009311 <br />V. <br />Each owner shall be responsible for the repair, maintenance <br />and replacement of all exterior doors, including doors and <br />mechanical operators thereof appurtenant to said owner's suite or <br />garage, it being understood that the only Association maintenance <br />of exterior doors shall be the painting or finishing of the <br />exterior surfaces thereof. If any owner fails to repair, maintain <br />or replace the exterior portion of his or her suite as set forth in <br />this Declaration, the Association created may perform such work, <br />invoice the owner thereof and secure and enforce a claim and lien <br />therefor against the owner and his or her unit in a like manner as <br />a delinquent assessment for common element expense. <br />VI. <br />The basic value of each suite (including garage) with a <br />percentage which each suite shall share the expenses of and the <br />rights in the common elements, and the votes per suite, are as <br />follows: <br />Suite No. Basic Value Share of Rights Vote Per <br />& Expenses Suite <br />1 $ 110,000.00 <br />500 1 <br />2 <br />$ 110,000.00 50% 1. <br />VII. <br />The following covenants, conditions and restrictions relating <br />to this Condominium Regime shall run with the land and shall be <br />binding upon all grantees, devisees, mortgagees and any other <br />persons who use the property, including the persons who acquire the <br />interest of the owner through foreclosure, enforcement of any lien <br />or otherwise. <br />A. The OAKWOOD SUBDIVISION CONDOMINIUM PROPERTY REGIME II <br />HOMEOWNERS ASSOCIATION has been created to provide a vehicle for <br />the management of the condominium and each additional condominium <br />that is added to the Condominium Regime. The owner of each suite <br />in each of such condominiums shall automatically be deemed a member <br />of the Association upon the filing of the Declaration creating the <br />condominia. The Bylaws of the Association are also the Bylaws of <br />this Condominium Property Regime and are attached hereto as Exhibit <br />TIB11 <br />B. All general common elements are for the use and enjoyment <br />of all owners. The limited common elements are for the exclusive <br />use of the owner of the suite or suites to which they are <br />appurtenant, his family, guests, servants, and invitees. The <br />ownership of the common elements shall remain undivided, and no <br />person or owner shall bring any action for the partition or <br />division of the common elements.
