200009311 DECLARATION CREATING OAKWOOD SUBDIVISION CONDOMINIUM PROPERTY REGIME II This Declaration is made this 16th day of October, 2000, by THE MEADOWS APARTMENT HOMES, L.L.C., A Nebraska Limited Liability Company, for itself, its successors, grantees and assigns. I. The name of the Condominium being created is Oakwood Subdivision Condominium Property Regime II; the name of the Association is Oakwood Subdivision Condominium Property Regime II Homeowners Association. II. The land owned by the Declarant which is submitted to the Condominium Regime is described as follows: Lot Five (5), Oakwood Subdivision, in the City of Grand Island, Hall County, Nebraska. The Declarant reserves the right to add additional land to the Condominium Regime by later Declaration Amendments. The initial number of suites created under this Condominium Regime are two (2) , Suite 1 and Suite 2. Additional suites to be created hereunder shall be known as Suites 3 and 4. III. The boundaries of the unit created by this Declaration are identified in the accompanying plat which shows the description and location of limited common elements. The plat attached hereto marked Exhibit "A" and incorporated herein by reference sets forth the boundaries of each unit. IV. The condominium consists of one (1) building which includes basements and attached garages. Each building is one (1) story in height for all of the suites. Each building will contain two (2) suites which may only be used for residential purposes. The total square foot area of the building contains 3,593.41 square feet and the total land area of the Regime is depicted on the attached Certificate. The building and its improvements together with its location on the land and the area and location of each suite are more particularly described in the Plan which is attached hereto as Exhibit "A ".
