200009311 <br />DECLARATION CREATING <br />OAKWOOD SUBDIVISION CONDOMINIUM PROPERTY REGIME II <br />This Declaration is made this 16th day of October, 2000, by <br />THE MEADOWS APARTMENT HOMES, L.L.C., A Nebraska Limited Liability <br />Company, for itself, its successors, grantees and assigns. <br />I. <br />The name of the Condominium being created is Oakwood <br />Subdivision Condominium Property Regime II; the name of the <br />Association is Oakwood Subdivision Condominium Property Regime II <br />Homeowners Association. <br />II. <br />The land owned by the Declarant which is submitted to the <br />Condominium Regime is described as follows: <br />Lot Five (5), Oakwood Subdivision, in the City of Grand <br />Island, Hall County, Nebraska. <br />The Declarant reserves the right to add additional land to the <br />Condominium Regime by later Declaration Amendments. The initial <br />number of suites created under this Condominium Regime are two (2) , <br />Suite 1 and Suite 2. Additional suites to be created hereunder <br />shall be known as Suites 3 and 4. <br />III. <br />The boundaries of the unit created by this Declaration are <br />identified in the accompanying plat which shows the description and <br />location of limited common elements. The plat attached hereto <br />marked Exhibit "A" and incorporated herein by reference sets forth <br />the boundaries of each unit. <br />IV. <br />The condominium consists of one (1) building which includes <br />basements and attached garages. Each building is one (1) story in <br />height for all of the suites. Each building will contain two (2) <br />suites which may only be used for residential purposes. The total <br />square foot area of the building contains 3,593.41 square feet and <br />the total land area of the Regime is depicted on the attached <br />Certificate. The building and its improvements together with its <br />location on the land and the area and location of each suite are <br />more particularly described in the Plan which is attached hereto as <br />Exhibit "A ". <br />
