2019J1172 A. Description of Premises. Pursuant to the Lease, Lessor, in consideration of the covenants and agreements embodied in the Lease, does hereby lease and demise the Premises to the Lessee. Subject to the terms, covenants and conditions embodied in the Lease, the Lessee shall have the right and privilege to construct and maintain improvements upon the Premises. B. Term of Lease. The Lease commenced on the 1St day of April, 2018 (the "Lease Commencement Date"). Unless extended or sooner terminated by written agreement of the parties, the term of the Lease shall be coterminous with the initial term set forth in Article III of the Hospital Lease between Lessee and Grand Island Regional Hospital, Inc., a Nebraska nonprofit corporation (the "Hospital Lease"), ending at 11:59 p.m. local time on the calendar day before the date that is twenty-five (25) years after the "Commencement Date" defined in the Hospital Lease. C. Base Rent. Lessee agrees to pay to Lessor an annual rental sum of One Dollar ($1.00) per year, said annual rental to be paid in advance in one lump sum payment of Thirty Dollars and no/100 ($30.00) on the Lease Commencement Date hereof. D. Use of Premises. Lessee is allowed to use the Premises for a hospital consisting of the Improvements (as defined in the Lease) and related uses and for no other use. Lessee agrees that in the use and occupation of the Premises and in the prosecution or conduct of its business thereon, Lessee shall at all times comply with all requirements of all laws, ordinances, orders and regulations of the federal, state, county and municipal authorities now in force, or which hereinafter may be in force, and with any direction or certificate of occupancy issued pursuant to any law by any public officer or officers. Lessee covenants and agrees that it will not use or permit to be used any part of the Premises for any dangerous, noxious or offensive trade or business and will not cause or maintain any nuisance in, at or on the Premises inconsistent with the use as a Hospital. 2.
