If the holder of a <br />junior or senior mortgage or other lien in the Trust Property <br />(without hereby implying Beneficiary's consent to any such junior <br />or senior mortgage or other lien) institutes foreclosure or other <br />proceedings for the enforcement of its remedies thereunder. <br />(k) Cross- Default. If there is a default under the <br />terms of any of the Related loan instru=ents or of arr promissory <br />note, mortgage, security agreeme-nt or atasr instrument evidencing <br />or securing the repayment of'ronies loaned to Trustor by <br />Beneficiary, whether preseAtFy existing or arising at some time <br />after the date hereof, and if such default has not been timely <br />cured where a right to cure exists. <br />(1) Impairment of Trustor. If Beneficiary shall <br />reasonably believe that the prospect of payment or performance by <br />Trustor of any of the obligations is impaired, and if Trustor does <br />not satisfy Beneficiary that Trustor is not so impaired within a <br />.period of thirty (30) days after written notice by Beneficiary to <br />Trustor. <br />(V Imrairment of Guarantors.
