201702574 <br />are allowed on any lot. Street lighting installed by the City of Grand Island shall be exempted <br />from all lighting restrictions. <br />14. SEWER / SANITATION. All dwelling structures shall be modem as to indoor <br />plumbing, heating, and lighting. Furthermore, all human waste shall be discharged through a private <br />lift station for the Lots which will be directed into the Grand Island Public Sewer system until such time <br />as the City of Grand Island's sewer system is developed to directly and solely accommodate the human <br />waste directly into the City of Grand Island sewer system at some point in the future. Any and all costs for the <br />electricity to run the lift station, as well as all maintenance and repairs for said lift station, shall be paid <br />by and assessed to the Members of the Association. <br />15. WATER SERVICE. The water service for any residential dwelling shall come <br />from the Grand Island Public Water System. Separate wells for watering lawns and gardens may <br />be put in with approval from appropriate governing body. <br />16. PARK. Land has been set aside fora common park to be used by all Owners. Any and all <br />maintenance, mowing, weed control, watering systems, and utilities shall be the responsibility and paid by <br />the Association and assessed to the Members thereof If the Board of Directors of the Association approves <br />any landscaping or the purchase of recreational equipment and/or any other improvements for the park, the <br />Association shall be responsible for the design, purchase and maintenance of the same. <br />17. DRAINAGE. Each Owner of a Lot is prohibited from altering the natural <br />drainage in such as a manner as may divert water onto another Lot. Any Owner causing such a <br />diversion of water onto another Lot shall be personally liable for any damage resulting therefrom <br />and for any repairs reasonably necessary to restore the natural drainage. Each Owner of a Lot <br />shall be responsible to research and understand any and all draining patterns prior to the <br />commencement of any new construction. The Association shall have no responsibility for <br />drainage problems upon any Lot, which shall remain solely with the Owner thereof. <br />18. REMOVAL OF SOD, EARTH, ETC. No sod, earth, sand, gravel, or trees shall be removed to <br />the injury of the value or appearance of any Lot, nor for any commercial purposes, unless approved <br />Association. Any elevation change of a lot must be approved by Association. <br />19. VEGETATON. Each Owner of a Lot shall maintain any grass or other vegetation <br />in a neat appearance and mow regularly such that the height of such vegetation does not exceed <br />eight inches; provided, however, that the foregoing height restriction shall not apply to vegetable <br />gardens, ornamental shrubs and trees. Cottonwood trees are strictly prohibited on any Lot. <br />20. FENCES. Ornamental wood or synthetic fences shall be permitted along the <br />boundary lines any Lot, including the front line; provided, however, the front boundary fence <br />shall not exceed three (3) feet in height. Chain link fences shall be permitted on the side (not <br />beyond the front line of the house and back boundary lines), but shall not exceed six (6) feet in <br />height. No barbed wire fences shall be allowed. No barbed wire fences shall be allowed. Lots <br />abutting the Lake are not permitted to have fencing along or parallel to the Lake boundary of the <br />Lot.
