201 702574 <br />(e) All residential dwelling or other structures shall be in earth tone colors. <br />(f) All residential dwellings shall have at least a 25% brick, stone or cultured front. <br />(g) All construction shall be completed within one year of the date commenced. <br />(h) No modular home, mobile home, trailer home or manufactured home shall be <br />allowed upon any Lot. <br />8. SETBACKS. All residential dwellings and other structures upon a Lot shall <br />comply with applicable setback requirements of Hall County or any other governing body. All <br />setback measurements shall be computed from the foundation of the structure to the nearest <br />property boundary. Driveways may be built within the setbacks subject to the prior written <br />approval of the Association or the Architectural Control Committee. <br />9. ADDITIONAL STRUCTURES. One (1) additional structure shall be permitted <br />upon a Lot in addition to the residential dwelling and attached or unattached garage located next <br />to the dwelling. The additional structure shall have a wood or metal frame covered with wood, <br />vinyl, or colored steel. The structure shall not exceed 900 square feet (the size of a three car <br />garage), the front view of the building shall not exceed 26', and the overall size of the structure <br />shall not exceed 10% of that of the residential dwelling. Any additional structure shall be <br />positioned such that it is farther from the street granting access to the residential dwelling than <br />the residential dwelling itself. <br />10. DRIVEWAYS. All driveways shall be constructed out of cement. Each Owner of <br />a Lot shall be responsible to maintain the driveway as necessary to permit appropriate access of <br />any county, state, federal, or utility employees under any utility easement or other right of access. <br />11. UTILITY EASEMENTS. Certain easements are established for the installation, <br />maintenance, repair, and replacement of utilities over, upon, and under the areas as shown in the <br />recorded plats of the Northview Subdivisions. Said easements shall carry full right of access by <br />the owners and operators of these utilities. <br />12. ELECTRIC OR GAS. All residential dwellings shall use electricity or natural gas <br />as the source of utilities for heating, cooling, lighting, cooking, water heating and any similar <br />uses. <br />13. UTILITIES, EXPOSED AERIALS AND LIENS, OUTDOOR LIGHTING. Each <br />Owner of a Lot hereby waives any claim for damages, if any, against the Association, or any <br />utility company or municipality, or any of their agents or servants, arising out of the <br />construction, maintenance and repair of utilities or on account of temporary or other <br />inconvenience caused thereby. Service lines for individual residences for all public utility <br />services which are available to a Lot from an underground source shall be constructed and kept <br />underground. All cable television lines shall be underground where available. Television aerials <br />shall be placed in the attic of the residence where available.
