201702574 <br />(a) No Owner may commence any construction upon a Lot without the prior written <br />approval of the Association or the Architectural Control Committee. Construction <br />shall include but not be limited to dwellings, additions to or modification of any <br />existing home, fences, secondary buildings, storm shelters, and site storm <br />drainage. <br />(b) Any Owner desiring to commence any construction upon a Lot shall first submit <br />to the Association or the Architectural Control Committee a written building plan <br />for the proposed construction specifying the design and location thereof. In the <br />event the Association or the Architectural Control Committee fails to approve or <br />disapprove the proposed construction within thirty (30) days following its receipt <br />of the written building plan from the Owner of the Lot on which the construction <br />is proposed, approval will not be required and this Paragraph will be deemed to <br />have been fully complied with. <br />(c) The Association or Architectural Control Committee shall at all times have the <br />right to disapprove any building plans submitted to it. In the event that any <br />proposed construction is approved by the Association or Architectural Control <br />Committee, the Owner of the Lot on which the construction is proposed shall <br />remain solely responsible for obtaining any necessary permits from the Hall <br />County Building Inspector or other proper governing authority. <br />6. ANTENNAS AND SATELLITE DISHES. Antennas and satellite dishes shall be <br />permitted upon a Lot or any structure thereon subject to the prior written approval of the <br />Architectural Control Committee. Antennas shall be approved unless the Architectural Control <br />Committee determines such antenna is unsightly. Satellite dishes shall be approved provided <br />they are mounted on a roof and out of sight from the street. <br />7. BUILDING REQUIREMENTS. The following provisions shall apply to any new <br />residential dwelling or other structure constructed upon any Lot following the recording of this <br />AMENDMENT AND RESTATEMENT OF NORTHVIEW SUBDIVISONS COVENANTS, <br />RESTRICTIONS AND CONDITIONS with the Office of the Hall County Register of Deeds: <br />(a) No dwelling structure, garage or other incidental building shall be built with scrap <br />lumber or moved onto any Lot. <br />(b) Any residential dwelling shall have at least 1,500 square feet of living space <br />above the ground, which shall not include garage breeze way or open or enclosed <br />porches. <br />(c) Each residential dwelling shall have a garage attached directly to the dwelling or <br />connected thereto by a breeze way or similar structure. All garages shall <br />accommodate at least three (3) vehicles. <br />(d) All residential dwellings or other structures shall have a minimum of a 5 -12 pitch <br />roof. <br />5 <br />
