Closing Date:4The closing of this transaction shall be on or <br />before January 0. 2000, which is herein called the "Closing Date," <br />and Buyers shall be entitled to possession of the property upon the <br />closing of this transaction or at such other time and upon such <br />conditions as the parties hereto may mutually agree by separate <br />document. <br />4. Taxes: Buyer shall pay the general real estate taxes for the <br />year 2000 and all prior years. <br />/ 5. Special Assessments: All special assessments with respect to <br />�P the above - described real estate attributable to special assessments <br />or special assessment districts created prior to the date of <br />closing, whether or not levied, shall be the responsibility of the <br />Buyer in their entirety. The owners of said Lots 71 and 8 shall be <br />responsible for any future special assessments which Amick Acres <br />East Homeowner's Association or their board may approve including, <br />but not limited to, paving of roads or'improvement projects, water <br />and sewer projects, beautification projects, or assessments common <br />to all members of Amick Acres East Homeowner's Association. <br />6. Title Insurance: Buyer shall furnish and pay for any title <br />insurance commitment. In the event a defect is shown, the Seller <br />agrees to cooperate with Buyer to correct any defect. <br />7. Closing Expenses: In addition to the taxes and Buyer's cost <br />of title insurance, Buyer shall be responsible for and shall pay at <br />the time of closing, the cost of the real estate transfer tax and <br />recording fees upon the conveyance to be made at the date of <br />closing. <br />8. Inspections Appraisals Surveys Platting and Lecral Fees: <br />Buyer shall be solely responsible for the payment of all expenses <br />incurred for any inspections, appraisals, surveys, platting, and <br />legal fees.
