<br /> De�ective Cvllafieral�za�inn. This Deed o�f Trus� ❑r any ❑f �he Rela�ed ❑acumen�s ceases to be in full force and
<br /> e�fect �including �ailure of any collateral do�ument to create a �alid and per�ected securi�ty interest vr lien} at any
<br /> tFme and for any reason.
<br /> lnsolvency. The disso�u�ivn vr termina�ion o-�Trus�ar's existence as a gaing business, the insal�ency ❑f Trustor,
<br /> �he appointment vf a recei�er for any part of Trustar's property, any assignment fvr the benefit a� �reditors, any
<br /> type o�F creditor workout, or fihe comm�nc�ment of any praceeding under any bankrup�cy ❑r insal�ency laws by or
<br /> againsfi Trustor.
<br /> Creditor nr Farfei�ure Proceedings. Cammencement of foreclosure or for�eitu�re proceedings, whether hy judicial
<br /> pro�eeding, self-help, rep�ssession or any vfiher mefihod, 1ay any �reditor af Trusfivr�r by any gv�ernmenfial agency
<br /> agains� any pro�er�y s�curing the Indebtedness. This in�[udes a garnishment o� any of Trus�or's accvunts,
<br /> including depvsifi accounts, with Lender. Hvwe�er, this E�ent of Default shall not apply i�F �he�-e is a gaod faith
<br /> dispu�� by Trustar as to the �alidity or reasona�leness v�the claim which is the basis ❑f the credi�ar or�orfeiture
<br /> proceeding and i� Trus�vr giWes Lender w�itten no�ice of fihe creditor or forfeiture proceeding and deposits with
<br /> Lender monies or a surety laond for the creditor or farfeiture pr�ceeding, in an amoun�determined by Lender, in its
<br /> so[e dis�retian, as being an adequa�e reser�e�r bond fvr the dispute.

<br /> Events A�ffec�ing Guaran�ar. Any v�the preceding ��ents occurs with r�specf�o any guaran�or, endors�r, sure�y,
<br /> ❑r a��ommodatian party vf any ❑f the �ndebtedness ❑r any guaran�or, endarser, surety, ❑r accommodati�n party
<br /> dies or becomes incompetent, or �-e�okes or dispu�es the va[idi�y o�, ❑r liability under, any Gua�anty ❑�f the
<br /> Indei�tedness.
<br /> Adverse Change. A material adW�rse change occurs in Trustvr's �finan�ia[ condi�ion, or Lender belie�es �he
<br /> prospecfi of�ayment or performance❑f�he Indebtedness is impaired.
<br /> Insecurity. Lender in g��d faith be[ie�es i�self insecure.
<br /> Righ��o Cure. lf any default, ❑�her than a defau��in payment, is curable and if Tr-ustor has nat been giWen a notic�
<br /> of a breach of the same pro�ision of this ❑eed a�Trust within the preceding twel�e ���y manths, it may be cured i�
<br /> Trusfivr, after Lender sends wri�ten notice fiv Trusto�-demandin� cure of such default: ��} cures the default wifihin
<br /> fifteen {�5y days; ❑r �2} if the �ure requires mar��han �ifteen �15} days, immediately initiates steps which Lender

<br /> reasanable and n�cessa�y s�eps sufficient ta produce compliance as soon as reasonably practical.
<br /> R1GHT5 AND REiU�ED1E5 �N ❑EFAULT. If an E�ent❑f ❑e�Fault vccurs under�his ❑eed a�Trust, at any�ime �hereafter,
<br /> Trustee or Lender may exercise any one or mare�f the fol�owing rights and remedies:
<br /> Acceleration Upvn Defaul�; Additional Remedies. �f any EWent of Default occurs as per the terms of the Note
<br /> secured hereby, Lender may dec[are ali lndebtedness secured hy�his Deed ❑�f Trust to 1ae due and payable and
<br /> the same shall thereupon become due and payable without any presen�ment, demand, protest or notice of any
<br /> kind. Thereafter, Lender may:
<br /> �a} Either in persvn ❑r hy agent, wi�h or without bringing any actian or proceeding, or by a receiver
<br /> appvinted by a court and withvut re�ard t❑the adequacy vf its se�urity, enter upon and take passession
<br /> of the Property, ❑r any par�thereof, in its own name ❑r in the name ❑f Trustee, and d❑ any acts ►nrhich it
<br /> deems necessary o�-desirahle�o preser��the Waiue, marketabilEty❑r ren�ahil�ty of the Pr�perty, or part o�
<br /> the Property or interest in �he Prvperty; increase�he income fram �he Property or protect the security ❑f
<br /> the Prvperty; and, with ❑r wi�hvut tak�ng possession ❑f the Praper�y, sue for flr o�herwise collect th�
