<br />8. Vegetation,
<br />a. a . .i _�_ V 0$ _$_ _ IL • - i t . . , ' -- The owner of each Tract shall
<br />keep the lawns and grass thereon cut to a height less than five inches. However, native grasses in
<br />a pasture setting shall not be subject to mowing requirements.
<br />b. Native Grass Requirments, Lawns -- Once an owner has purchased a Parcel, any
<br />portion of the Parcel not currently planted with native grasses shall do so within a period of one
<br />year. With the exception of not more than four acres surrounding the dwelling and outbuildings,
<br />all areas of the Parcel must be planted to native grasses. Lawns surrounding the dwelling and
<br />outbuildings may be planted to bluegrasses, fescues, or other commonly mowed grasses used in
<br />lawns.
<br />d. Garden Plots, Restrictions -- Parcel owners desiring garden plots shall not cover
<br />or brace plants with plastic jugs, cans, plastic bags or other unsightly materials. At the end of the
<br />growing season, garden plots are to be cleared of all decaying foliage and all garden equipment is
<br />to be stored out of sight. No vegetable gardens shall be located in the front or the side yards of
<br />homes.
<br />e. Noxious W d Prohibition -- The owner shall not allow any weeds deemed to be
<br />noxious by any county, local or state agency to grow or go to seed on the Lot.
<br />9. Livestock and Pets.
<br />a. Livestock including cattle, horses, llamas, alpacas, chicken, fowl, but not hogs,
<br />pigs, or swine may be permitted. The number of livestock permitted, but not to be exceeded,
<br />shall be set forth in the Country Living Estates, Livestock Addendum which is attached hereto as
<br />part of this Declaration of Covenants.
<br />10. Vehicles, Campers, Boats.
<br />a. Storage of Campers and other Large Vehicles, Exceptions -- All campers, trailers
<br />of any kind, motor or mobile homes, boats, recreational vehicles, and trucks larger than a one -ton
<br />pickup truck shall be stored inside at all times, However, homeowners, or their guests, may park
<br />such vehicles in driveways for the purpose of loading, unloading, cleaning, or servicing such
<br />vehicles or boats for a period of time not to exceed one week.
<br />b. Recreational Vehicles, Quiet Use and En joyment -- Motorcycles, scooters, three
<br />and four -wheel recreational vehicles, all - terrain vehicles (ATV's), or gas- powered go -carts shall
<br />be allowed so long as they are not used in a manner that interferes with the quiet use and
<br />enjoyment of other Tract owners of their property.
<br />c. Storage of Old Vehicles, Etc -- Old or unsightly vehicles, including cars, trucks,
<br />campers, trailers, lawn mowers, tractors and similar vehicles and equipment must be stored
<br />inside and out of the sight of neighboring Tract owners.
<br />11. Utilities; Exposed Aerials and Lines.
<br />a. Easements -- Certain easements are established for installation and maintenance
<br />of utilities, such easements shall be clearly marked on the recorded plat of the subdivision.
<br />Additional easements that may be needed by for utilities or access to the subdivision may be
<br />granted by the Declarant as needed. All claims for damages arising out of the construction,
<br />maintenance, and repair of utilities, or on account of temporary or other inconvenience caused
<br />thereby, against the Declarant are hereby waived by all the owners.
<br />b. Underground Utilities -- Service lines for individual residents for all public utility
<br />services which are available to a Tract from an underground source shall be kept underground.
<br />All cable television lines shall be underground where available.
<br />c. Satellite Dishes Limitations -- No satellite dish, discs and receiving equipment
<br />shall be placed on any Tract. However, digital satellite dishes not exceeding twenty inches in
<br />diameter shall be permitted.
