Vehicle Repair, Unlicensed Vehicles -- No repair of any automobiles, boats, <br />motorcycles, trucks, campers, or other similar vehicles or machinery requiring a continuous time <br />period in excess of forty -eight (48) hours shall be permitted on any Tract (other than in an <br />enclosed structure); nor shall vehicles unlicensed, or otherwise offensive to other Tract owners, <br />be visibly stored, parked or abandoned on any Tract. Any and all cars, trucks and other vehicles <br />parked on any Tract must be in running condition with all tires inflated. <br />4. Architectural Review and Control. <br />a. Prior Approval -- The Declarants shall have the responsibility for the prior <br />approval of all construction upon any and all Tract(s). Construction shall include, but not be <br />limited to dwellings, outbuildings, fences, and all site drainage. <br />b. Submission of Bans. -- Prior to the start of actual construction of any project, the <br />homeowner, or the general contractor for the homeowner, shall submit to the Declarants, a site <br />plan for the proposed dwelling, outbuilding, or other construction on the Tract. For dwellings, <br />the drawings or blueprints shall show the exterior design and elevations of all sides of the home. <br />c. Grading. Drainage, Ponding, Culverts -- Each home owner and/or his or her <br />contractor shall complete the grade of each Tract to provide for drainage pursuant to a drainage <br />plan which shall be agreed to between the Declarants and the homeowner and/or contractors prior <br />to construction. No grading shall be done which may create ponding on adjacent Parcels. Where <br />needed, culverts shall be installed by the homeowner to facilitate drainage and provide suitable <br />access to their Tract. <br />d. Scope of Review -- The prior review of any new construction shall include the <br />review of the site plan, the placement of the dwelling unit and/or outbuilding(s) on the Tract, <br />elevation of the buildings relative to adjacent properties, setback requirements, driveways, and <br />the compatibility of color and style of the dwelling and outbuilding(s) to other homes in the <br />Country Living Estates. <br />e. Manufactured om , Permanent Found tion� -- No modular or manufactured <br />homes shall be permitted. All dwelling and outbuildings shall be site built and on a permanent <br />foundation. <br />g, Building Permits, lns io . -- Approval of any plans shall not relieve the <br />homeowner or the contractors from obtaining all necessary building permits or inspections from <br />the appropriate local government authorities. <br />h. Additions -- No additions to, or exterior modifications of, any existing home shall <br />be made until the plans and specifications showing the nature of the addition or modification <br />have been submitted and approved in writing by the Declarants. <br />i. Trash Titimpster During Construction -- Prior to the start of construction on any <br />dwelling, and during the entire construction period, the homeowner and/or contractor(s) shall <br />maintain a trash dumpster on site for the disposal of trash, debris, and waste materials. The <br />dumpster shall be emptied as needed and not allowed to overflow. During the time of <br />construction, the owner shall be responsible for keeping the Tract clean, and removing all trash, <br />debris, and waste material which may blow from the Tract. <br />j. Start of Construction Requirment -- The construction of a dwelling shall begin not <br />later than three years after the initial purchase of a Tract from the Declarant. <br />k. Completion of Construction Requirment -- Once construction on a dwelling unit <br />or any other structure approved by the Declarant begins, the homeowners and/or contractors shall <br />complete all exterior construction on the dwelling or structure within twelve (12) months from <br />start of construction. Construction shall be deemed to have started when the ground has been <br />dug for the footings and foundation of the dwelling or structure. <br />
