<br />to remain on any Tract except one sign per Tract consisting of not more than six (6) square feet
<br />advertising a Tract as "For Sale" or "For Rent."
<br />No business activities of any kind whatsoever, except those home occupation
<br />businesses allowed by virtue of county ordinances or zoning, shall be conducted on any Tract;
<br />nor shall the premises be used in any way for any purpose which may endanger the health or
<br />unreasonably disturb the owner or owners of any Tract or any resident thereof. Provided,
<br />however, this paragraph shall not apply to the business activities, signs and billboards or the
<br />construction and maintenance of buildings, if any, by the Declarants, their agents or assigns,
<br />during the construction and sale of the Tracts, or any other property owned by the Declarants,
<br />their agents or assigns.
<br />c. Single family residence, Outbuildings -- No structure shall be erected, altered,
<br />placed or permitted to remain on any residential Tract other than one (1) single - family residence
<br />with an attached, or detached garage, and one (1) outbuilding, or more with the prior approval of
<br />the Declarants, which must be complimentary in color to that of the house and be within the
<br />prescribed set back limits.
<br />d. Declarant's Exemption. Until such time that any land within the above described
<br />legal description of the property, may be offered for sale as rural residential Tracts, the
<br />restrictions on the use of the property shall not apply to such undeveloped or unplatted Tracts.
<br />At such time that land currently owned by the Declarant, or his successors in
<br />interest, shall be platted, subdivided, and developed as part of the Country Living Estates, then
<br />all covenants, restrictions, and assessments contained in this agreement, and any subsequent
<br />amendments hereto, shall apply to such Tracts.
<br />2. Temporary Structures, and Other Prohibitions.
<br />a. No trailer, motor home, basement, tent, garage, shack, or other unsightly
<br />outbuilding shall be used in the subdivision as a dwelling at any time, nor shall any structure of a
<br />temporary character be used as a residence.
<br />b. No building or dwelling house shall be moved into the subdivision and placed
<br />upon a residential Tract.
<br />c. No metal storage sheds shall be permitted on any of the Tracts.
<br />d. No fences shall be built without the prior approval of the Declarants.
<br />e. No manufactured housing shall be allowed.
<br />f. Division of Parcels. No Tracts shall be replatted, subplatted, or divided without
<br />the written consent of the Declarant(s).
<br />3. Storagel"rohibitions and Requirements.
<br />a. Storage of Materials, Etc. -- No unused or discarded building materials, junk, or
<br />rubbish shall be left exposed on any Tract. However, during construction of a dwelling or
<br />outbuilding(s), building materials to be used on the project may stored on the premises, but they
<br />will be stacked and stored in as neat and inconspicuous a manner as possible. Upon completion
<br />of the residence and any outbuildings, all building materials shall either be removed from the
<br />Tract, or stored out of sight inside the dwelling or outbuildings.
<br />b. Junk Vehicles, Other Waste -- No worn out, discarded, or junked automobiles,
<br />boats, motorcycles, trucks, campers, or other similar vehicles or machinery, or parts thereof shall
<br />be stored on any Tract in the subdivision. No portion of any Tract in the subdivision shall be
<br />used for junk piles, storage of unlicensed vehicles, or the storage of any kind of junk, waste, or
<br />other unsightly materials.
