King, hereinafter referred to as ''` arants ", <br />RESTRICTIONS AND COVENANTSS <br />7i <br />(The following Agreement for Restrictive Covenants for Country Living Estates was signed and <br />executed by the Declarant(s), and filed with the Hall County Register of Deeds on <br />JG 6f ,r , 20 1 ' 7 Document No. c 1 7 00 / 3? .) <br />DECLARATION <br />OF COVENANTS, CONDITIONS, AND RESTRICTIONS OF <br />"COUNTRY LIVING ESTATES" <br />HALL COUNTY, NEBRASKA <br />20/7 emselves, th it <br />PRELIMINARY STATTEMENT <br />and <br />LEGAL DESCRIPTION <br />Declarants are the owners of real property in the County of Hall, State of Nebraska, which <br />is more particularly described as: <br />"COUNTRY LIVING ESTATES" (containing six Parcels, one (1) through six (6)), and <br />located in the Southwest Quarter in Section Seventeen (17), Township Nine (9) North, <br />Range Ten (10) West of the 6th P.M. in Hall County, Nebraska, excepting Lot 1 of the <br />Pine Knoll Subdivision and a tract of land as evidenced by Warranty Deed 200010597. <br />Declarants desire to provide for the preservation of the values and amenities of Country <br />Living Estates, for the maintenance of the character and residential integrity of Country Living <br />Estates, and for the construction of a planned rural residential area consisting of single family <br />residences known as Country Living Estates. <br />NOW THEREFORE, the Declarants hereby declare that each and all the Tracts now and <br />thereafter encumbered by this Declaration shall be held, sold and conveyed subject to the <br />following restrictions, covenants, conditions, and easements, all of which are for the purpose of <br />enhancing the value, desirability and attractiveness of the Tracts, and the enjoyment of the <br />residents of the Tracts. These restrictions, covenants, conditions and easements shall run with <br />such Tracts and shall be binding upon all parties having or acquiring any right, title or interest in <br />each Tract, or any part thereof, as more fully described herein. The Tracts and each Tract are and <br />shall be subject to all and each of the following conditions and other terms. <br />1. Parcels Affected; Use of Parcels <br />a. Use -- All Tracts in the subdivision shall be known and described as rural <br />residential Tracts to be used exclusively for single- family residential purposes. <br />b. Business Use, Si • age -- No commercial or business enterprise shall be conducted <br />or operated in said subdivision; however, personal offices within homes shall be permitted. No <br />advertising signs, billboards, unsightly objects or nuisances shall be erected, placed or permitted <br />
