<br /> 7. In�urance Poli�ies and Praceeds. All insuranCe polic�es c�verin� any of the
<br /> Mortgaged Property, and a�� praceeds paid ar to be paid by a.r�y i�surer af the Land,
<br /> t�e Improvements, the Fixtures, the Personalty, ar any ather part �f the Mortgaged
<br /> Property, whether ar not Debtor obtained the insurance pursuant to S ecured Party's
<br /> r�quirement; .
<br /> $. Awards. A�� awards, payments and other c�mpensatxon made or ta be mad� by any
<br /> �overnmental Authority with respect to the Land, the Improvements, th� F�xtures, the
<br /> Personalty or any other part �f the Martgaged Froperty, �nc�ud�ng any awards or
<br /> sett�ements resulting fram condemnation proce�dings �r the total ar partial taking of
<br /> the Land, the Improvem�nts, the Fixtures, th� Personalty or any other part of the
<br /> Mortgaged Pr�per#y ur�der the p�wer of eminent domain or atherwise and including
<br /> any conveyance in lieu thereaf;
<br /> a. As used herein, "�o�ernmental Auth�r�" means ar�y board, c�mmissian,
<br /> department, �r body of a.r�y municipa�, county, state, tribal, or federal
<br /> governmental unit, including any United States territar�al government, and
<br /> any pub�ic or quasi-public authority, or any subdivision of ar�y of them, that
<br /> has or acqu�res j urisdiction over the Mortgaged Property, �ncluding the use,
<br /> operation ar xmprovement of the Mortgaged Property.

<br /> Improvements, the Fixtures, the Personalty, or any other part of the Mortgaged
<br /> Property, entered into by I]ebtor now �r �n the future, including cash or securit�es
<br /> deposited t� secure performance by parties of their obligations;

<br /> cons�deration from the canversion, v�iuntary or involuntary, of any of the Mortgaged
<br /> Pra�erty, and the right to collect such proceeds, liquidated claims, or other

<br /> Leases,
<br /> 1�. Leases. Any and a11 �peratar Leases, Master Leases, Residential Agreements, and
<br /> ar�y other pr�sent and future leases, subleases, licenses, c�ncessions or grants �r other
<br /> p�ss�ssory interests now ar her�after in f�rce, whether oral �r written, �overing or
<br /> affecting the Proj ect, or any portion af th� Proj ect, and a�l modif�cations, extensions
<br /> or renevvals �"Leases"�. Any ground lease to the Debtor �reating a leasehold interest
<br /> in the Land that is secur�ty for the Loan is not a"Lease" as us�d herein;
