<br /> Removal of Improvemen#s. Trus�ar sha�l not demolish❑r remo�e any �mpro�ements from �he Real Property wi�haut
<br /> Lender's prior written consent. As a condit�on �to the removal ❑�any Impro�ements, Lender may require Trustvr�o
<br /> make arrangem�nts safiisfactory to Lender to rep�ace su�h imprv�ements with Impro�emen�s of at least equal
<br /> �aiue.
<br /> Lender's Right to Enter. Lender and Lender's agents and representati�es may enfier upvn the Real Proper�y a� all
<br /> reasonab�e times to af�end �o Lender's interests and fi❑ inspect �he Real Proper�y for purpases of Trus�or's
<br /> compliance with the�erms and condifiions af this Deed of Trust.
<br /> Compl�ance with Go�ernmentai Requiremen#s. Trustor shall pramp�ly comply wi�h a!1 laws, ❑rdinances, and
<br /> regulativns, nvtrv or hereaf�er in effect, ❑f alt go�ernmen�al au�hvrities applicable �❑ the use vr occupancy of the
<br /> P�raperty, inc�udin� withaut limitatEvn, �he Americans With Disab�lifiies Act. Trustor may �ontest in good �aith any
<br /> such law� ❑rdinance, or regulation and withhald complianc� during any proceeding, including app�opriate appeals,
<br /> sa �ong as Trustor has nv�ified Lender in writing prior t❑ doing so and s❑ iong as, in Lender's sole opini�n, Lender's
<br /> in�erests in the Praper�y are not j�opardized. Lender may require Trus�or tfl post adequafie security or a surety
<br /> bond, reasona�ly satis�ac�ory to Lender, �o protect Lender's interest.
<br /> Dufiy tv Protec�. Trus�or agrees neither t� abandfln ❑r lea�e unattended �he Prap�rty. Trustar sha11 do all other

<br /> DUE ON SALE- C�NSENT BY LENDER. Lender may. at Lender's opt�onr declare immedia�ely due and payable a{f sums
<br /> secured by this ❑eed o�Trust upfln �he sa�e �r�ransfer, withaut Lender`s p�ivr written consent, of alF �r any par�af�he
<br /> Real Proper�y, or any in�erest in�he Real Property. A "sale vr trans��r" means �h� canveyance o� Real Proper�y ar any

<br /> Payment. Trus�or shal! pay when due {and in alf eWents prior�o delinquency� all taxes, special taxes, assessm�nts,
<br /> �harges {including wa�er and sewer�� �l11�5 and impvsi�ivns le�ied against ❑r on account vf fihe Praperty, and sha�f
<br /> pay when due all claims for wvrk done ❑n'or for ser�ices rendered ❑r ma�eriaf furnished t❑ the Property. Trustor
<br /> shal! maintain the Property free of all liens ha��ng priarity ❑�er❑r equal to�h� interest❑f Lende�-under this Deed vf
<br /> Trustr excep� �or �he lien ❑f taxes and assessments nv# due and except as fltherwise pro�ided in �his Deed of
<br /> Trust.
<br /> Right to Contest. Trustar may withhold payment af any tax, assessment, or claim in conne�tion with a good faith
<br /> dispu�e a�er the obligation to pay, so long as Lender's interest in the Property is no�jeopar-dized, If a [ien arises o�
<br /> is �i�ed as a result ❑f nonpayment, Trus�vr shall within fifteen ��5} days after the lien arises or, if a lien is fifedr
<br /> within �ifteen t�5y days after Trustor has n�tice of �he filing, secure the discharge o� the lien, nr if requested by
<br /> Lender, deposi�with Lender cash or a sufficient c�rporate surety bond or ather security sat�sfactory to Lender in an
<br /> amount sufficEent t❑ discharge the �ien plus any casts and a�torneys' �ees, or o�her charges tha�cvuld ac��-ue as a
<br /> resu�f v�a foreclosure or sale under the lien. ln any con�est, Trustnr shall defend i�self and Lender and shall sa�isfy
<br /> any ad�erse judgment before en�orcement against the Property. Trustor shall name Lender as an additionaf ❑bfigee
<br /> under any surety f�ond fiurnished �n the contes�proceedings.
<br /> Evidence o�Payment. Trus�or sha�I upon demand furnish to Lender sa�isfactvey e�idence of payment��the taxes
<br /> or assessments and shal� authvri�e the appropr�ate gvvernmental official to d�fi�er ta Lender at any time a wri��en
<br /> sta�ement❑f�he taxes and assessments against the Prvperty.
<br /> Nvtice vf Cons�ructivn. Trustor shall natify Lender at least �F�teen �1�} days befare any work is cvmmenced, any
<br /> se��ices are furnished, or any ma�erials are supplied to the Property, if any mechanic's (ien, materialmen's lien, or
<br /> a�her lien cfluld be asserted on account ❑f the wvrk, ser�ices, or materials. Trustar wil� upon request ❑f Lender
