To the extent that these items are Escrow Items,B�rrower shall pay them �n the manner pro�ided <br /> in Se�tion 3. <br /> Borrawer shall pr�mptly discharge any l�en wh�ch has priority v�er this S�curity Instrument unless <br /> Borrower: [a}agrees in writing ta the payment of the obligation se�ured�y the lien ir►a manner <br /> acceptable to Lender,but only so long as Borrower�s performing such agreement;�b}contest�the lien <br /> in good faith by,or defends against enforcement of the iien in, legal proceedings whi�h i�n Lender's <br /> opinion operate to pre�ent the enforcement of the lien while those proceedings are pending, but <br /> only until such praceedings are concluded;or[c)secures from the holder of the lien an agreement <br /> satisfactory ta Lender subordinating the lien to this Security Instrument. If Lender determines that any <br /> part of the Praperty is subject to a lien which can attain pri�rity a�er this Se�urity Instrument,Lender <br /> may gi�e Borrower a notice identifying the lien. Within 10 days of the date on which that notice is <br /> gi�en, Borrower shal�satisfy the lien or take one or more of the actions set forth above in this Section <br /> 4. <br /> Lender may require B�rrower to pay a one-time charg�for a real estate ta��erifi�ation andlor <br /> reporting servi�e used by Lender in cannection with this Loan. <br /> 5. Property Insurance. Borrower shall keep the improvements now existing or hereafter erected <br /> on the Property insured aga�nst loss by fire, hazards inciuded within the term"extended co�erage," <br /> and any other hazards including,but not lim�ted to, earthquakes and floods, for wh�ch Lender requires <br /> insurance.This insurance sha��be maintained in the amounts�including deductible Ieveis}ar�d for <br /> the periods that Lender requires. What Lender requires pursuant to the preceding sentences�an <br /> change dur�ng the term of the Loan. The�nsurance carrier providing the insurance sha�l be Ghosen by <br /> Borrower subject to Lender's right to disappro�e Borrower's choice,which r�ght shaii not be exer��sed <br /> unreasonab�y. Lender may require B�rrower to pay, in c�nnect�on with this Loan,either: �a}a one- <br /> time charge for flood zone determinatian,certifi�ation and tracking services;or[b}a one-time charge <br /> for flood zone determination and certif��ati�n services and subsequent charges each t�me remappings <br /> or similar chan�es accur which reasonably might affect su�h determination or certification. Borrower <br /> shall also be responsible for the payment of any fees imposed by the Federal Emergency Management <br /> Ager►cy in connection with the re�iew of any flood zone determination resulting from an objectian by <br /> Borrower. <br /> If Borrower fails to maintain any of the co�erages described abo�e,Lender may obtain insurance <br /> ca�erage,at Ler►der's opt�an and Borrower's expense. Lender is under no obligation to purchase any <br /> particular type or amount of co�erage. Therefore,su�h coverage shall co�er Lender,but might or <br /> might not protect Borrower,Borrower's equity in the Property,or the cantents of the Praperty,against <br /> any risk,haz�ard or l�ab�lity and might pro�ide greater or lesser co�erage than was pre�ious�y�n efF�ct. <br /> Barrower acknowledges that the cost of the insurance co�erage so ohtained might signif icant�y exceed <br /> the cost of insurance that Borrower could ha�e obtained.
