(c) "Jeff's Lake" shall mean that certain lake legally described as as <br />Lot Four (4), Hidden Lakes Subdivision Seven (7), Hall County, Nebraska. <br />(d) "Lot" shall mean and refer to any lot of land abutting Jeff's Lake <br />and shall include only the following or any portion or subsequent resubdivision <br />thereof: <br />201605466 <br />Lot Twenty -Six (26), Lot Twenty -Seven (27), Lot Thirty (30), Lot Thirty -One <br />(31), Lot Thirty -Two (32), Lot Thirty -Three (33), and Lot Thirty -Four (34), <br />Hidden Lakes Subdivision Number Four (4), Hall County, Nebraska; <br />Lot One (1), Hidden Lakes Subdivision Number Five (5), Hall County, Nebraska; <br />and <br />Lot One (1), Lot Two (2), and Lot Three (3), Hidden Lake Subdivision Number <br />Seven (7), Hall County, Nebraska. <br />3. Every Owner of a Lot abutting Jeff's Lake shall be a member of the Association. <br />Membership in the Association is a condition of ownership of said Lot. Membership shall be <br />appurtenant to and may not be separated from ownership of any Lot that is subject to assessment. <br />The Association shall have one class of voting membership that shall be and include the Owner <br />of each Lot abutting Jeff's Lake. When more than one (1) person holds an interest in any Lot <br />contained abutting Jeffs Lake, all such persons shall be members of the Association but any vote <br />for such Lot shall be exercised as they among themselves determine with no more than one (1) <br />vote being cast with respect to any Lot. Voting privileges are restricted to paid -up members <br />only. <br />4. Each Owner of any Lot abutting Jeff's Lake agrees to this DECLARATION OF <br />RESTRICTIVE COVENANTS, RESTRICTIONS AND CONDITIONS OF JEFF'S LAKE <br />HOMEOWNERS' ASSOCIATION by acceptance of any conveyance of any Lot, or any portion <br />thereof, including subsequent lots created by a subsequent resubdivision of these current lots <br />whether or not it is so expressed in any such conveyance. <br />B. Lake Restrictions <br />1. The use of Jeff's Lake shall be restricted to the Owners of Lots abutting Jeff's <br />Lake or said Owner's permitted guests and invitees. No other persons shall have any right of <br />access to Jeff's Lake or any privileges in regard to boating, fishing or any other use of any nature <br />whatsoever in regard to Jeff's Lake. Jeff's Lake shall at all times be strictly for the exclusive use <br />of the Owners. Any Owner who is delinquent on any assessment payable to the Association shall <br />not have any right to use Jeffs Lake until said assessment is fully paid. <br />2. No Owner of a Lot abutting Jeffs Lake shall use Jeff's Lake in such manner as to <br />interfere with the use of the same by any other Owner or in such a manner as to create a <br />nuisance, annoyance or unlawful disturbance. The Owner of any Lot shall be responsible for the <br />conduct and safety of his, her or their guests. <br />3. Each Owner of a Lot abutting Jeff's Lake acknowledges that Jeffs Lake is <br />potentially dangerous, including, but not limited to, the following respects: there are no <br />3 <br />
