Any detached garage or any other out - building shall be <br />constructed of the same quality and materials of construction as <br />the outside finish and roof of the residential structure. No <br />building shall be constructed of boxes or other unsightly materi- <br />als. <br />10. All buildings shall be placed back from the center of <br />the front line of the lot at least thirty (30) feet or more on <br />all lots. <br />11. No sod, earth, sand, or gravel shall be removed to the <br />injury of the value or of the appearance of any lot, and no un- <br />used building material, junk or rubbish shall be left exposed on <br />any lot except during actual building operations. During con- <br />struction, builders are required to maintain the project and sur- <br />rounding area in a tidy manner. No trash fires will be allowed <br />on any lot in the subdivision to dispose of discarded construc- <br />tion materials or other debris. <br />12. No sign of any kind shall be displayed to public view <br />on any lot except one sign of not more than five (5) feet square <br />advertising the property for sale or for rent, or signs used by a <br />builder to advertise the property during the construction and <br />sales period, or signs used by the developer to advertise the <br />subdivision. <br />13. No worn out or discarded automobiles, machinery, or <br />parts thereof, shall be stored on any lot in the subdivision and <br />no portion thereof shall be used for automobiles, junk piles or <br />the storage of any kind of discarded items or waste materials. <br />14. Certain easements are established for installation and <br />maintenance of utilities, such easements being clearly marked on <br />the recorded plot of said subdivision. Service lines for indi- <br />vidual residences for public utility services which are available <br />to a lot from an underground source shall be kept underground. <br />15. Exposed antennas or aerials of any kind shall not be <br />used except satellite dishes which shall not exceed eighteen (18) <br />inches in diameter. They must not be visible from the street <br />which the front of the primary structure faces and must be at- <br />tached to the primary structure. No mercury or sodium vapor <br />lights are allowed on any lot. Lighting installed by the City of <br />Grand Island, Nebraska or the State of Nebraska is exempted from <br />all lighting restrictions. <br />16. No campers, trailers, motor or mobile homes, recrea- <br />tional vehicles or trucks larger than a three - quarter (3/4) ton <br />pickup truck shall be stored on any lot, driveway, or on the <br />street in front of or on the side of any lot. No campers, trail- <br />ers, motor or mobile homes, boats, recreational vehicles or <br />trucks shall be left on the streets overnight. <br />4 <br />
