20000341.9 9. Any detached garage or any other out - building shall be constructed of the same quality and materials of construction as the outside finish and roof of the residential structure. No building shall be constructed of boxes or other unsightly materi- als. 10. All buildings shall be placed back from the center of the front line of the lot at least thirty (30) feet or more on all lots. 11. No sod, earth, sand, or gravel shall be removed to the injury of the value or of the appearance of any lot, and no un- used building material, junk or rubbish shall be left exposed on any lot except during actual building operations. During con- struction, builders are required to maintain the project and sur- rounding area in a tidy manner. No trash fires will be allowed on any lot in the subdivision to dispose of discarded construc- tion materials or other debris. 12. No sign of any kind shall be displayed to public view on any lot except one sign of not more than five (5) feet square advertising the property for sale or for rent, or signs used by a builder to advertise the property during the construction and sales period, or signs used by the developer to advertise the subdivision. 13. No worn out or discarded automobiles, machinery, or parts thereof, shall be stored on any lot in the subdivision and no portion thereof shall be used for automobiles, junk piles or the storage of any kind of discarded items or waste materials. 14. Certain easements are established for installation and maintenance of utilities, such easements being clearly marked on the recorded plot of said subdivision. Service lines for indi- vidual residences for public utility services which are available to a lot from an underground source shall be kept underground. 15. Exposed antennas or aerials of any kind shall not be used except satellite dishes which shall not exceed eighteen (18) inches in diameter. They must not be visible from the street which the front of the primary structure faces and must be at- tached to the primary structure. No mercury or sodium vapor lights are allowed on any lot. Lighting installed by the City of Grand Island, Nebraska or the State of Nebraska is exempted from all lighting restrictions. 16. No campers, trailers, motor or mobile homes, recrea- tional vehicles or trucks larger than a three - quarter (3/4) ton pickup truck shall be stored on any lot, driveway, or on the street in front of or on the side of any lot. No campers, trail- ers, motor or mobile homes, boats, recreational vehicles or trucks shall be left on the streets overnight. 4
