<br /> En�ironmental Laws. Trustor authori�es Lender and its agents to enter upvn the Praperty t❑ make such
<br /> inspections and tests, at Trustor's e�pense, as Lender may d�em appropriate tv determine cvmpliance af the
<br /> Pro�er�y wi�h this sec�ion ❑��he Deed ❑f Trust. Any inspections ❑r tests�rnade hy Lender shall be far Lender's
<br /> purposes anfy and sha�i nofi be canstrued ta create any responsibili�y�r liabili�y ❑n�he part o�Lender ta T�-ustor or
<br /> �❑ any ❑ther person. The representations and warranties c�ntained herein are based on Trus�tvr's due difigence in
<br /> in�estEga�ing the Prvperty for Hazardous Substances. Trustvr herehy ��y releases and wai�es any fu�ure claims
<br /> against Lender fvr indemnity or contributian in the e�ent Trus�or becames liable for cleanup or ather casts und�r
<br /> any such laws; and �2} agrees�o indemnify, de�end, and hold harmless Lender against any and all �laims, Iosses,
<br /> lia}�ilities, damages, penalties, and expenses which Lender may dire�tly or indirectly sus�ain ar suf�fe�-resuE�tng�ram

<br /> Nuisance, Vlraste. Trus�vr shall not cause, conduct or permit any nuisance nar cammit, permit, or suffer any
<br /> stripping vf or waste vn ar to the Prvperty ar any portion a��he Praperty. Vlli�hvut limiting the generali�y af the
<br /> �o�egving, Trustor vvill not remo�e, or gran�to any vther par�y the right�v remo�e, any t�mber, minerals {including
<br /> aii and gas}, coal, clay, scor�a, soil, gra�el vr rvck products wi�hou�Lender's prior written consent.
<br /> Remo�al o�F�mprovements. Trustor shall not demofish ar remo�e any lmpro�ements frvm�he Real Praperty wi�hvut
<br /> Lender's prior written consen�. As a condi�ian�o the remavaf o#any lmpro�ements, Lender may require Trust�r to
<br /> make arrangemen�s satisfac�ory �o Lende�- to replace such �mprv�emen�s wi�h Impro�ements af at least equal
<br /> �alue.
<br /> Lender's Right f❑ En�er. Lender and Lender's agen�s and �epresentati�es may enter upan the Real Property at al!
<br /> reasonabl� times to a�tend tv Lender's in�erests and to inspect the Rea� Prvperty �or purpvses ❑� Trustor's
<br /> comp�iance wi�h the terms and conditions o�this ❑eed of Trus�.
<br /> Gvmpiian�e with Governmentaf Requirements. Trustor shall prnmptly �amply wE�h all laws, ❑rdinances, and
<br /> regufations, now or hereafter in effec�, ❑f all go�ernmental authorities applicable #a the use ❑r occupancy o�the
<br /> Property, including withvut limitatian, the Americans Vllith D�sabilities Act. Trustar may �vntes� in good �ai�h any
<br /> such law, ordinance, or regulation and withhold cvmpliance during any prviceedtng, in�luding app�-opria�e appeals,
<br /> s❑ fong as Trustor has nvtified Lender in writing prior to doing s❑ and so �ong as, in Lender's sole opinian, Lender's
<br /> interests in the Property are nvt jevpardi�ed. Lende� may require Trusfior �v pvst adequate securi�y vr a surety
<br /> bond, reasonahly satisfactary�o Lender,to pro�ec�Lender's interest.
<br /> Duty to Prvtect. Trustor agrees neifiher ta abandvn ❑r lea�e unattended the Property. Trustor shaf[ do alI other
