<br /> Camplian�e with Go�ernmenfial Requir�menfis. Trus�or shal[ promptly comply with al� laws, ordinances, and
<br /> regulati�ns, now or hereafter in effect� a� all ga�ernmental autharities appli�abl� to �he use ❑r ac�upancy of the
<br /> Property�, including without limitation� the Americans With I�isabilifiies Ac�. Trustor may contest in g�ad faith any
<br /> such law, flrdinance, or regulatian and withhold compliance during any proceeding, including appropriate appeals,
<br /> sa Ivng as Trustor has natified Lender in writing prior to d�ing s4 and so long as, in Lend�r's sole opinion, Lender's
<br /> interests in the Property are not jeopardi�ed. L�nder may require Trustar to past a�e�ua�e security or a surety
<br /> bond, reasonably sa�isfactory ta �ender, to pratec��.ender`s interest.
<br /> Duty ta Prote��. Trustor agrees neither ta abandon ❑r leave unat�ended the Praperty. Trus�tor shall d❑ all ❑ther

<br /> reasonably n�cessary t� protec�and preserve the Praperty.
<br /> DUE �N SAL� � C(]NSENT BY LENDER. Lender may, a�r Lender's ap��on, declare immediately due and payable all sums
<br /> secured by this ❑eed of Trust upvn �he sale ar�ransf�r, wi�hout L�nder's priar writtsn cansent, o� all ❑�any par�of�he
<br /> R�al Property, or any interest in �he Real Property. A "sale or�ransfer" means the conveyance vf Rea� Property �r any
<br /> right, �itl� �r in�erest in �he Real Prope�ty; whether legaf, beneficial or equitable; whether WQiuntary �r inWaiuntary;
<br /> v►►hether �y ❑utright sale, deed, installment safe con�ract, land cnntract, contrac� for deed, leasehold interest with a
<br /> term greater than three �3j years, lease-pptian contract, or by sale, assignment, or transfer af any beneficial interest in

<br /> TAXES AND LIENS. The failowing pro��sions r�lating to the taxes and liens on th� Property are par� of this Deed of

<br /> Trust, excep� fiar the lien of taxes and assessments not due and exc�p� as otherv►rise provided in this Deed vf
<br /> Trust.
<br /> Righ�tv Cvntes�. Trus�vr may withhvld payment af any�ax, assessmsnt, or claim in �annection with a gaod faith
<br /> dispute oWer the obligation fiv pay, so long as Lende�'s interest in�h� Proper�y is not jeapardized. I#a lien arises or
<br /> is fil�d as a result �f nanpayment, Trustor shall w�thin �ifteen �15� days after the lien arises or, if a lien is �iled,
<br /> within fif�een �15y days after Trustor has nati�e of th� fiiling, secure �he dis�harge vf the [ien, ar i�F r��ues�ed by
<br /> Lender, deposi�with L�nder cash ❑r a sufficient cvrparate surefiy b�nd vr ofiher securi�y satisfa�tory t❑ L�nder in an
<br /> amount sufficient to discharge the lien plus any c�sts and a�torneys' fees, ❑r other charges �hat cauld accrue as a
<br /> resuEt o�F a fv�eclvsure or sale under the Iten. In any cont�st, Trust�r shafl d�fend its�lf and Lender and shall satisfy
<br /> any advers�judgment before �nf�rcement against th� Property. Trus�or shall name Lender as an addi�i�nai �bligee
<br /> under any surefiy b�nd f�rnished in the con�est proceedings.
<br /> E�iden�e of Payment. Trustor sha�l upon demand �urnish t� Len�er satis�a��ary eviden�e o� payment ❑f the taxes
<br /> or assessments and shall authorize the appropriate gavernmental vfficial �a deli�er ta Len�er at any�time a written
<br /> statement of the taxes and assessments against the Property.
<br /> Notice v� Construcfii�n, Trustor shall notify Lender at least fif�een ��5� days befi�re any work is cflmmenced, any
<br /> ser�ices are furnished, ❑r any ma�erials are supplied t❑ the Proper�y, if any mechanic's li�n, materialmen's fi�n� ar
