<br /> ' 11 . �Qama es t��o the Leased Prem9ses . If by f1re or other casulaty , the
<br /> building on the lease prem ses s estroyed or damaged to the extent that it
<br /> ' is rendered untenantabte , the Lessor may elect to : ( a ) proceed with due dili - �
<br /> gence to restore the leased premises and appurtenances ta substantially the
<br /> same condition as existed before such damage or destruction or ( b ) cancel
<br /> this lease as of the date of such fire or casualty by written notice to the
<br /> Lessee not more than thirty ( 30 ) days thereafter . Should the Lessor elect
<br /> to proceed under ( a ) above , all rent shall abate until the restaration or re-
<br /> ' pair is completed .
<br /> 12 . Uefault b Lessee . If the Lessee fails to pay any installn�ent of
<br /> rent within ten (T0� ayd s after it becomes payable hereunder and written demand
<br /> has been made therefor , or if the Lessee fails to observe or perform any of the
<br /> other provisions , covenants or conditions of thls lease required under t M s
<br /> ' lease to be observed or performed by the Lessee within twenty ( 20 ) days after
<br /> ' written notice thereof , provided that if by reason of the nature thereof the
<br /> Lessee cannot observe and perform the same within twenty ( 20 } days , if the �
<br /> Lessee fa11s to conanence promptly and to proceed diligently to observe and
<br /> perforni the same witfi due diligence , as promptly as circumstances perrnit , then
<br /> and in any such event , imnediately or at any tin�e thereafter , aC the option of
<br /> the Lessor , the Lessor shalt have the ri9ht to immediately re -enter and take
<br /> possession of the lease premises and either ( a ) declare ttiis lease to be termi -
<br /> nated , in which event this lease , all rights of the Lessee , and all duties of
<br /> the Lessor shall iirenediately cease and terminate ; the Lessor may possess and
<br /> enjoy the same as though this lease had never been made , without prejudice ,
<br /> however , to any and all rights of action a9ainst the Lessee the Lessor may have
<br /> for rent , damages or breach of covenant , or ( b ) relet the leased premises on
<br /> 6ehalf of the Lessee and for the highest rent reasonably obtainable in the
<br /> - jud9ement of the Lessor which event shall not be considered as a surrender or
<br /> acceptance back of the premises or a termination of this lease , and recover
<br /> from the Lessee any deficiency between the amount received as rent upon such
<br /> reletting and the amount of rent payahle under ttiis lease plus any expenses
<br /> incurred by the Lessor in connection with such relettinq including , without
<br /> limitation , the expenses of any decoratin9 , repairs or alterations tliat the
<br /> � i Lessor deems necessar,y or appropriate to make in connection with such reletting .
<br /> � 13 . Entry by lessor . The Lessor and the Lessor ' s agent shall have the
<br /> ri ht to enter upon th� eased premises at all reasonable times for purposes of
<br /> ( a� inspectinq the condition of the leased premises and making such repairs ,
<br /> s' :1 alterations , additions or improvements to the leased premises as the Lessor
<br /> ' may deem necessary or desireable , ( b ) exhibitin � the leased prernises to persons
<br /> ; ` who may wish to purchase or lease the same , and ( c ) durinq the last GO ( sixty )
<br /> � days of the term of this lease , placinq notices of reasonable size on the leased
<br /> ," premises offerin9 the leased premises for sale or for lease .
<br /> � ', 14 . Subordination . The Lessee ' s leasehold interest created hereby shall be
<br /> subject an su o� r ind' ate-to any nortga9e or nbrtqaqes now er he mafter placed on
<br /> ��� the prernises or an any real property upon which the premises are located and
<br /> � ' shall be sub,ject and subordinate to any and all renewals , nbdifications , and
<br /> extensions thereof , and the recordinq of such nbrt �age or mortqa9es shall have
<br /> _ preference to an be superior in lien to this lease . Upon request hy the Lessor ,
<br /> , ', the Lessee shall execute , acknowledqe and deliver any instrun�cnt or instruments
<br /> 5 (without cost or expense to the Lessee ) which the Lessor may deem necessary or
<br /> � desirable further to effect the suhordination of this lease to any such mortgage
<br /> or mortgages , provided said instrument of subordination shall in no way amend
<br /> ' or chanqe the terms of this lease , and provided the lien holder simultaneously
