The <br /> Lessee sha e a owed to ma nta n on t e ease prem ses an appropriate sign <br /> or signs , of good taste and appearance , for the purpose of identifying its � <br /> business and place of bus9ness . Lessee shall not erect any other sign on the <br /> ' leased premises or make any alteration or improvement thereto without first <br /> obtainin9 the written consent of the Lessor ; any such consent may be made <br /> ; sub�ect to any ternn and the conditions that the Lessor may impose . Any <br /> alteration , addition ar improvement to the leased premises shall become and <br /> remian the property of the lessor , and the Lessee shall not remove the same <br /> on the termination of this lease unless the Lessor otherwise agrees and <br /> :; ; specifies when granting written consent thereto . <br /> t� <br /> 9 . Removal of Im rovements . Lia6ility . <br /> < <br /> , <br /> ( a ) Lessor shall not be liable for any damage done or occasioned <br /> ` ; by or from the electrical system , the heatf ��y an�/ui air conditianing <br /> system , the plumbinq and sewer systems in , upon or about the premises <br /> or the building of which the premises form a part , nor for damages <br /> occasioned by water , snow or ice being upon or coming through the <br /> {; '; roof , ceiling , trapdoor , walls , windows , doors or otherwise ( unless <br /> caused by Lessor ' s ne9liqence ) , nor for any damage arising from acts <br /> of negligence of co- lessees or other occupants of the building or <br /> buildings of which the premises may form a part , or the acts of any <br /> owners or occupants of ad�oining or contiguous property ; and further- <br /> more , Lessor shalt not be tiable for any other damage occasioned by <br /> _ reason of the construction of the premises or for failure to keep the <br /> : premises in repair , unless Lessor has knowledge or should have had <br /> knowledge of the need of repairs and a reasonable len9th of time has <br /> elapsed and Lessor has failed to make such repairs . In any event , <br /> ' Lessor shall not be liable for any damage to Lessee ' s leasehold <br /> " ' improvements , fixtures or merchandise resulting from fire or other <br /> � ! insurable haZards , re9ardless of the cause thereof , and Lessee hereby <br /> releases Lessor from all liability for such damage . <br /> ( b ) It is further mutually agreed that the Lessee shall not be <br /> � { liable for any damage to Lessor ' s property resulting from fire or <br /> other insurable hazards , re9ardless of the cause therof and Lessor <br /> F `. <br /> hereby releases lessee from all liability for such damage . <br /> ( c ) Lessee agrees to indemnify Lessor a9ainst any actions or <br /> clairt�s which may be asserted or brought by third parties against <br /> Lessor and which are based upon Lessee ' s negligent acts or omissions <br /> in connection with its use and occupancy of the leased premises , or <br /> its fallure to repair and maintain the premises as required under <br /> this agreement . <br /> ( d ) Lessee agrees to carry at its own expense throughout this <br /> lease public lia6ility insurance covering the premises and Lessee ' s <br /> use thereof , and to deposit certificates of said policies with Lessor <br /> prior to the date of occupancy by Lessee .
