The BUYERS shall not remodel or in any manner change . the arrangement , architectural design or build onto the present w structure or build or erect new structures on said premises ` without the consent of the SELLERS , in writing . .(' 7 . It is understood and agreed that there is presently i. a mortgage on such premises in favor of Home Federal Savings & Loan Association . The SELLERS herein shall keep the payments jon such mortgage current and agree to assume and completely pay off such mortgage whenever the complete obligation of the h BUYERS pursuant to this agreement has been satisfied and all consideration hereunder paid by BUYERS . It is further under - stood that since there is such a mortgage on the premises , ;''• ` that the abstract of title shall remain with Home Federal Savings & Loan Association until such mortgage is fully paid and then such abstract shall be returned to the SELLERS to be r ' placed in escrow , as hereinafter set forth , for eventualIt delivery to the BUYERS along with the warranty deed , as herein - it after set forth . 10 . The BUYERS shall keep said premises and personal property insured covering both fire and extended coverage '` insurance in the amount of the insurable value of such premises , which amount shall be in at least the amount of $ 40 , 000 . 00 , with loss payable clause attached directing payment in the event of loss to the parties hereto as their interests may appear and with such policy of insurance setting forth the name of Home Federal Savings & Loan Association as the • mortgage holders .
