76- 001466 11 . On the date that possession is delivered hereunder , the SELLERS shall deliver a warranty deed conveying such property to the BUYERS herein with a copy of this contract to Home Federal Savings and Loan Association , Grand Island , Nebraska , as escrow agent , for delivery to the BUYERS when all t payments herein provided for have been made or as otherwise directed . At the time of delivery of such warranty deed by the escrow agent , revenue stamps will be affixed to the deed at the expense of the SELLERS . In the event of a default of . the provisions of this agreement , the warranty deed shall be re- I delivered to the SELLERS herein . 1 ; .. 1 4 s 12 . The BUYERS covenant and agree to hold and save the i SELLERS harmless from any and all liability by reason of personal injury to any property or person and from all , ;4 liability for damage to any property or person or persons on or about the premises occasioned by any act , failure to act or negligence on the part of the BUYERS , their agents , servants and employees , and the BUYERS agree to carry indemnity insurance ' 4 against liability for such injury and damages in at least the amount of $ 100 , 000 per person , $ 100 , 000 per accident and $ 50 , 000 for property damages .
