<br />4.5 Machinery and Equipment. No machinery or equipment of any kind shall be placed, operated or
<br />maintained upon the condominium except such machinery or equipment as is usual and customary in
<br />connection with the use, maintenance or construction of buildings, improvements or structures which are within
<br />the permitted uses of such property, and except that which Declarant or the Association may require for the
<br />operation and maintenance of the common elements.
<br />4.6 Diseases and Insects. No owner shall permit anything or condition to exist upon the condominium,
<br />which would induce, breed or harbor infectious plant diseases or noxious insects.
<br />4.7 Vehicles. Motor homes, recreational vehicles, trailers of any kind, trucks, campers, or similar
<br />vehicles may be kept on the condominium in such places and upon such conditions as may be imposed by the
<br />rules and regulations of the Association. No such structure, nor any motor vehicles of any kind, shall be
<br />constructed, reconstructed or repaired, upon any portion of the condominium. No automobiles, trucks,
<br />motorcycles, motorbikes, scooters or other similar motor vehicles which are abandoned or inoperable shall be
<br />kept, placed or maintained on the condominium.
<br />4.8 Signs. No signs (including "For Sale" or "For Rent" signs) shall be permitted on the exterior of any
<br />unit or building or any other portion of the condominium without the written approval of the Association.
<br />4.9 Lawful Use. No immoral, improper, offensive, or unlawful use shall be made on any part of the
<br />condominium. All valid laws, zoning ordinances, and regulations of all governmental bodies having
<br />jurisdiction over the condominium shall be observed. Any violation of such laws, zoning ordinances or
<br />regulations shall be a violation of this Declaration.
<br />4.10 Nuisances and Offensive Activity. No nuisances shall be permitted to exist or operate upon the
<br />condominium and no activity shall be conducted upon the condominium which is offensive or detrimental to
<br />any portion of the condominium or any owner or occupants of the condominium. No exterior speakers, horns,
<br />whistles, bells, or other sound devise except security and emergency devices used exclusively for security or
<br />emergency purposes shall be located, used or placed on the condominium.
<br />4.11 Window Coverings. No reflective materials, including, without limitation, aluminum foil,
<br />reflective screens or glass, mirrors or similar type items shall be installed or placed upon the outside or inside of
<br />any windows of a unit without prior written approval of the Association. No enclosures, blinds, shades, screens
<br />or other items affecting the exterior appearance of a unit or any limited common elements reserved for the use
<br />of such unit shall be constructed or installed in any unit or limited elements without prior written consent of the
<br />Association.
<br />ARTICLE V.
<br />MAINTENANCE AND REPAIR OF COMMON ELEMENTS AND UNITS
<br />5.0 Duties of the Association. The Association shall maintain, repair and make necessary
<br />improvements to all common elements, except for those portions of the common elements which the owners of
<br />the units are obligated to maintain pursuant to section 5.1 of this Declaration. The portion of the common
<br />element that the Association shall maintain includes, without limitation, all common facilities and
<br />improvements, landscaping, drainage facilities, roadways, streets, parking areas and sidewalks. The
<br />Association's duties for maintenance and repair of the common elements shall include the exterior portion of
<br />the units and building, the land upon which the building is located, the space above the building, all bearing
<br />walls, column, floors, roof, slabs, foundations, water and sewer pipes, ducts, conduits, wires and all other utility
<br />installations of the building, except for the outlets thereof when located within Units, and all structural parts of
