201306446 <br />existing laws and building codes do not permit the restoration <br />of the house or other improvement, Landlord and Tenant shall <br />each have the option, within sixty (60) days of the occurrence <br />of said damage, to terminate the Lease by mailing written notice <br />to the other party. If the Lease is not so terminated, Tenant <br />shall, as speedily as possible, repair the house or other <br />improvement to a substantially similar condition as it was in <br />prior to the damage. <br />9. Assignment & Subletting. Tenant will not, without the <br />prior written consent of Landlord, (a) sublet the leased <br />premises, in whole or in part, (b) assign this Lease, or (c) <br />transfer possession of the leased premises. Landlord may assign <br />Landlord's rights and obligations hereunder. Any assignment by <br />Landlord of its rights and obligations hereunder shall not <br />relieve Tenant of any of her obligations hereunder. <br />10. Right to Enter. Landlord reserves the right to enter <br />the leased premises at reasonable times to inspect the leased <br />premises, to show them to prospective buyers or renters, or to <br />make repairs. Landlord agrees to provide Tenant at least 48 <br />hours notice prior to entering the leased premises unless there <br />is an emergency or the leased premises have been abandoned. <br />11. Alterations & Additions. Tenant may make alterations <br />or additions to the interior of the house located on the leased <br />premises, but shall not make any alterations or additions to the <br />exterior of the structure of the house, or to any other detached <br />structures located on the leased premises, without the prior <br />written consent of Landlord. Tenant may make alterations or <br />additions to the landscaping or yard without the prior written <br />consent of Landlord. <br />12. Utilities. Tenant shall continue to receive billings <br />for and shall pay all utilities with respect to the leased <br />premises, including, but not limited to, electricity, gas, <br />water, sewer, garbage removal, cable, telephone and internet <br />service. <br />13. Yard Care. Tenant shall be responsible to care for the <br />lawn and yard of the leased premises, including mowing, weeding, <br />and the removal of snow from the sidewalks. <br />14. Damage or Injury to Tenant or Property. Landlord <br />shall not be liable for any damage or injury to Tenant or any <br />other person(s) occurring on or in the leased premises, or for <br />any damage or injury to any property occurring on or in the <br />leased premises, and Tenant agrees to hold Landlord harmless of <br />and from any and all claims for such damages and to indemnify <br />4 <br />
