3 <br />201306446 <br />5. Occupancy & Use. The leased premises shall be used <br />solely as a private dwelling for the Tenant and her immediate <br />family, and with no others, except with written permission of <br />the Landlord. Immediate family shall be defined as Tenant's <br />siblings, children, grandchildren, great - grandchildren and any <br />spouses of the same. Tenant agrees not to use or permit the use <br />of the leased premises for unlawful purposes. Tenant agrees not <br />to create any nuisances on the leased premises affecting the <br />rights of others, and agrees to comply with all laws, <br />ordinances, rules, regulations and directions of governmental <br />authorities having jurisdiction over the leased premises. <br />6. Care of Leased Premises. Tenant agrees to keep the <br />leased premises clean and in good repair during the term of this <br />Lease, and to use the leased premises, and all appliances and <br />facilities located therein, in a reasonable manner, all at <br />Tenant's sole expense. Tenant is solely responsible for all <br />necessary repairs to the house and the leased premises. Landlord <br />has no responsibility whatsoever to maintain or to make any <br />repairs or upgrades to the house or the leased premises. <br />7. Insurance. Tenant shall be solely responsible for <br />property and liability insurance on the leased premises and any <br />personal property of Tenant located on the leased premises. <br />During the term of this Lease, Tenant shall, at Tenant's own <br />expense, obtain and maintain property insurance coverage for the <br />repair and replacement of the leasehold and any improvements <br />located thereon. In addition, during the term of this Lease, <br />Tenant shall, at Tenant's own expense, carry liability insurance <br />with coverage of not less than $1,000,000.00 for bodily injury <br />and $500,000.00 for property damage. The limits of liability <br />shall be on an occurrence basis. Landlord shall be named as a <br />co- insureds on all insurance policies necessitated to comply <br />with this provision, and Tenant shall provide Landlord with a <br />copy of the policies evidencing the insurance requirements. <br />8. Destruction of Leased Premises. If the house or any <br />other improvements herein leased to Tenant shall be destroyed or <br />damaged by fire or other casualty, such house or other <br />improvements shall be restored by Tenant, such restoration to be <br />as nearly as possible to the structure's size and character as <br />it existed prior to the damage or destruction. The insurance <br />proceeds and all monies which Landlord and /or Tenant shall <br />receive by reason of any loss or destruction of the house or <br />improvements shall be placed into a trust fund to be used by <br />Tenant for the rebuilding or repairing of the house and /or <br />improvements on the leased premises. If the insurance proceeds <br />are less than the cost of actual repair and replacement, Tenant <br />shall supply additional funds therefor. In the event that the <br />
