r ; <br /> 201305436 <br /> 1 I. TENANT TO SAVE LANDLORD: HARMLESS. Tenant will keep, save and <br /> hold Landlord free from all liability and claims for damages by reason of any <br /> injury, including death,to any person or persons or property of any kind, for <br /> any cause connected with, in, about or on the leased real estate. Tenant agrees <br /> to indemnify and save Landlord harmless from all liability, loss costs and <br /> obligations on account of or arising out of any injuries or damages, however <br /> occurring, and to whomever is injured. <br /> 12. TENANT'S DUTIES. Tenant is to farm the leased real estate in a good and <br /> workmanlike manner, commit and permit no waste or unreasonable damage to <br /> the farm land, and pay all farming expenses incurred by Tenant in farming the <br /> land. Tenant will aggressively cut and destroy weeds and other noxious <br /> plants. <br /> 13. REAL ESTATE TAXES. Landlord is to pay all real estate taxes levied and <br /> assessed against the real estate during the lease term. <br /> 14. ACCESS BY LANDLORD. In addition to other access reserved by Landlord <br /> under preceding terms of this Lease, Landlord shall further have the right of <br /> ingress and egress to pass on both sides of the north channel of the Platte <br /> River, which passes through the leased premises. Landlord and Tenant shall <br /> mutually agree on the exact location of the path to be used by Landlord for <br /> ingress and egress. The parties acknowledge that the north channel of the <br /> Platte River is normally dry, but occasionally there is water in the Fall of the <br /> year. Landlord agrees to mow the channel and keep weeds down, and <br /> requires reasonable access to properly fulfill this purpose. In addition, <br /> Landlord reserves the right to pass along the south and east edge of the <br /> property, in order to make inspections. Tenant agrees to provide a ten foot <br /> drive or passageway/easement on the south edge and east side of the real <br /> estate to allow Landlord sufficient space to inspect the property. <br /> 15.
