This security interest shall remain in full force <br /> and effect until the rental terms of the Lease, as herein set for, have been <br /> fulfilled. <br /> 4. REPAIRS: IRRIGATION EQUIPMENT. Landlord agrees to keep and <br /> maintain all improvements on the leased real estate, including irrigation <br /> equipment and wells, in a reasonable condition of repair. Tenant shall provide <br /> all fuel for the operation of the irrigation motor. Tenant further agrees to <br /> provide the irrigation motor to run the pivot system. Landlord agrees to <br /> provide the generator. At the termination of this Lease, or any extension or <br /> renewal of this Lease, Tenant is to deliver possession of the leased real estate <br /> to Landlord in substantially the same condition as at the commencement of <br /> this Lease, ordinary wear and tear excepted. <br /> 5. USE OF REAL ESTATE. Tenant may use the leased real estate for planting, <br /> raising, and harvesting a grain crop but is not permitted to plant any wheat or <br /> other crop maturing after the end of the term of this Lease, unless prior written <br /> consent has been given by Landlord. Tenant is permitted to pasture livestock <br /> in the stubble ground following the harvest of the annual corn crop. Due to <br /> the possibility of erosion, no fall tillage shall be permitted on the real estate. <br /> 6. SUBLETTING OR ASSIGNING. Tenant has no right to sublet or assign the <br /> leased real estate, in whole or in part, without the prior written consent of <br /> Landlord. <br /> 7. UTILITIES: SOIL ADDITIVES. Tenant is to pay for all utilities, cost of <br /> fertilizer, irrigation power, fuel, insecticides,pesticide and all other farm- <br /> related expenses, incurred by Tenant in Tenant's farming of the real estate <br /> during Tenant's use of the leased real estate. <br /> 8. ALTERATIONS OR ADDITIONS. Tenant will not make alterations or <br /> additions on the leased real estate without the Landlord's prior written <br /> consent. <br /> 9. INSPECTION BY LANDLORD. Landlord has the right at all reasonable <br /> times to inspect the leased real estate for any purpose. <br /> 10. TENANT'S LIABILITY INSURANCE. Tenant is to carry and maintain <br /> comprehensive public liability insurance in the amount of at least $300,000.00 <br /> per accident or occurrence for bodily injury or death and $100,000.00 per <br /> accident or occurrence for property damage. The policy of insurance is to be <br /> issued by a responsible company authorized and licensed to do business in <br /> Nebraska. Tenant is to furnish Landlord a certificate evidencing the insurance <br /> is in full force and effect and cannot be terminated during the lease term <br /> without reasonable notice to Landlord. <br />
