<br /> � ' � .,� _ A. COMMON AREA- STANDARI)S. From and after the latcr of the date of
<br /> '� the Completion of construction of the Common Area on the Parcel of�ach respective Party,
<br /> ' `:. . each Party shaU operate and maintain or cause to be operated and maintained the Coc►unom
<br /> '..�-:��� Area on ita Parcel,in good order, condition and repair.
<br /> :;_�.�s3���' Withnut limiting the generality of the foregoing, each Party, in the maintenance of
<br /> �`�'� its respective Common Area, shaU observe the following:

<br />_-w�: 1. Maintain the surface of the par}dng area and sidewal�cs level, smooth and
<br /> =:�::�� evenly covered with the type of surfacing materiel originally instatled

<br /> 2. Remove all papers� debris�filth a�d refuse from the Common Area and wash
<br /> --- -- or thoroughly sweop paved a�o�.s as required; remove snow and ice from
<br /> - parking area, drive�s and circuiation roads as required,
<br /> �� 3. Maintain such appropriate parking area markers and lights in the Common
<br /> _ � Areas as shall be reasonably required and in accordance with the practiees
<br /> - � prevailing in the operation of similar first class Sites in the City of Grand
<br /> �, Island.
<br /> -- 4. Repaint striping,markers,directional signs,etc.,as necessary to maintain the
<br /> ��";� Common Area in first-class Gondition.
<br /> . 5. Maintain landscaping as necessary to keep the Common Area in a first-class,
<br /> �—"- thriving condirion.
<br /> ___ S. Each PRrty hereto shall be fully responsible for the care and maintenanca of
<br /> _-�'� the Common Areas on their respective parcels and shall have no responsibility whatsoever
<br /> `- =- for the care and maintenance of each�ther's parcels.
<br /> - ��-' � ' C. The Parties covenant and agree�with respect to their ovm parcels�to com�ly
