'- , 2006, by and between CONESTOGA MALL 2002, LLC, a Colorado limited <br />liabili y company ("Landlord"), and BEST BUY STORES, L.P., a Virginia limited partnership <br />("Tenant"). <br /> <br />WITNESSETH: <br /> <br />WHEREAS, Landlord and Tenant have entered upon into a Lease (the "Lease") dated as <br />of March 31, 2005, the terms, provisions and conditions of which are incorporated herein by <br />reference to the same extent as if recited in their entirety herein, whereby Landlord has leased to <br />Tenant the premises (the "Leased Premises") located in Conestoga Mall (the "Shopping <br />Center"), in Grand Island, Nebraska, said Shopping Center being more particularly described on <br />Exhibit A attached hereto. <br /> <br />Special reference is hereby made to the following terms and provisions ofthe Lease: <br /> <br />1. Term: Option to Extend. The term of the Lease (the "Lease Term") shall be for <br />a period of ten (10) "Lease Years," as that term is defined in the Lease. The term shall <br />commence on the date (the "Commencement Date") which is the date that Landlord delivers the <br />Premises to Tenant with Landlord's Work for the Premises substantially complete. The term <br />shall expire on the last day of the tenth (10th) consecutive "Lease Year," unless sooner <br />terminated or extended as provided in the Lease. <br /> <br />Tenant is given the right to extend the Lease Term for four (4) additional periods of five (5) <br />years per period, upon the same terms and conditions as provided in the original term of the <br />Lease. <br /> <br />2. Tenant's Fixtures and Sie:ns.
