<br />Tenant shall install at its expense, its panel in the position shown on the drawing attached to the
<br />Lease as Exhibit D, and (b) Webb Road, a new, multi-paneled pylon sign constructed with
<br />Tenant's sign in the top panel position, which pylon sign and sign panel shall thereafter be
<br />operated and maintained by Landlord as part of the Common Areas.
<br />
<br />Tenant may place on the interior and exterior ofthe Premises any sign which conforms to
<br />applicable legal requirements for the Shopping Center. Tenant shall have the right to install its
<br />standard prototype signage on the storefront and the sides of the building as shown on Exhibit D
<br />of the Lease, or Tenant may modify the front elevation of the existing exterior storefront of the
<br />Premises in accordance with plans and specifications approved in advance by Landlord to
<br />accommodate Tenant's standard storefront, building design, height and signage that includes a
<br />sign panel with 200 square feet per side for Tenant's standard yellow and black tilted ticket as
<br />shown on Exhibit D of the Lease. Furthermore, Tenant shall be allowed (i) to place at the
<br />intersection of the Hallway and the enclosed mall, a modified version of Tenant's standard blue
<br />wedge element in its storefront sign, and install its sign thereon, and (ii) to install its sign above
<br />its store entrance from the Hallway.

<br />3. Alterations to Shoppin2 Center. Landlord will not place or permit to be placed
<br />by any person or entity other than Tenant, any building, wall, landscaping, fence or other
<br />improvement or make any other alterations or changes within the External Control Area of the
<br />Shopping Center as shown on Exhibit B of the Lease, other than improvements shown as
<br />existing or planned on without Tenant's prior written approval, which approval shall be granted,
<br />withheld or conditioned or delayed in Tenant's sole discretion Landlord shall not permit the
<br />Common Areas to be used in such a way that materially adversely interferes with Tenant's
<br />operation of its business from the Premises.

<br />Landlord further agrees not to place or permit to be placed any kiosk, cart, barrier or obstruction,
<br />stand, structure, display, signage, ornaments, trees, fauna or other improvement in the Hallway
<br />within fifty (50) feet ofthe Premises storefront entrance without Tenant's written consent, which
<br />consent may be withheld, conditioned or delayed in Tenant's sole discretion. Furthermore,
<br />Landlord agrees that any kiosk, stand, structure, display, signage, ornaments, trees, fauna or
<br />other improvement situated in the Hallway between the enclosed mall and fifty (50) feet away
<br />from the storefront of the Premises adjacent to the Hallway will not be of a height or of such
<br />dimensions that it materially restricts or impairs the visibility of or access to Tenant's signage or
<br />storefront.
<br />
<br />4. Exclusivitv and Use. Tenant shall initially use the Premises for sales, rental,
<br />service and incidental warehousing (and if applicable, installation in motor vehicles) of the
<br />product categories listed below, other products typically sold in the majority of Tenant's stores,
<br />and thereafter for any lawful use. From and after the date of the Lease, Landlord shall not enter
<br />into any lease with any person or entity other than Tenant (or Tenant's parent company,
<br />affiliates, assignees, sublessees and assigns) in space leased directly or indirectly from Landlord
<br />within the Shopping Center, or otherwise allow a merchant or occupant of the Shopping Center
<br />to sell, rent, service and/or warehouse, and, if applicable, install in motor vehicles the following
<br />product categories. excluding office furniture, other than as an incidental use, as defined in the
<br />Lease: electronic equipment or appliances (including, without limitation, televisions, stereos,
