<br />Martin P. Pelster, Successor Trustee, does hereby grant and convey, without any
<br />covenant or warranty, express or implied, to First National Acceptance Company, a
<br />Michigan corporation, its successor and assigns (hereinafter called Grantee), the following
<br />described property:
<br />A tract of land described as follows: Commencing at the
<br />southeast corner of a tract commonly know as "Huston's
<br />Reserve' and more particularly described in deed recorded in
<br />Book 86, Page 237 of the official deed records of Hall County,
<br />Nebraska, the same being a part of the Southeast Quarter of
<br />the Southeast Quarter (SE1 /4 SE1 /4) of Section Eight (8),
<br />Township Eleven (11) North, Range Nine (9) West of the 6"
<br />P.M., in Hall County, Nebraska; and running thence west on
<br />the south line of said "Huston's Reserve' tract a distance of
<br />138 Y = feet; running thence north at right angles and parallel to
<br />the east side of said "Huston's Reserve" tract a distance of 44
<br />feet; running thence east and parallel with the south line of
<br />"Huston's Reserve" tract a distance of 138 A2 feet to the east
<br />side of said "Huston's Reserve' tract; and then running south
<br />and along and upon the east line of said tract a distance of 44
<br />feet to the point of beginning.
<br />together with all the hereditaments and appurtenances thereunto belonging.
<br />To have and to hold the above - described property unto the Grantee, its successors
<br />and assigns.
<br />This conveyance is made pursuant to the powers conferred on said Trustee by that
<br />certain deed of trust executed on or about February 19, 2002 by William Morgan and Vera
<br />Morgan, husband and wife, as Trustors, to TicorTitle Insurance Company, as Trustee, and
<br />Larry G. Wells and Karen E. Wells, as Beneficiaries, recorded February 20, 2002, in the
<br />office of the Register of Deeds of Hall County, Nebraska, as Instrument No. 0200202002
<br />of the Mortgage Records, to secure payment of one certain promissory note in the original
<br />sum of $36,066.09, and interest, as therein provided (the "Deed of Trust ").
<br />The Deed ofTrustwas assigned to First National Acceptance Company, a Michigan
<br />corporation by Assignment of Beneficiary's Interest in Deed of Trust filed on February 20,
<br />2002 in the office of the Register of Deeds of Hall County, Nebraska, as Instrument No.
<br />0200202003.
<br />Default has occurred under the terms of the Deed of Trust and the obligations
<br />secured thereby, as more particularly set forth in the Notice of Default recorded on
<br />September 4, 2002, in the office of the Register of Deeds of Hall County, Nebraska, as
<br />Instrument No. 0200209264 of the Miscellaneous Records (the "Notice of Default ").
