<br />KNOW ALL MEN BY THESE PRESENTS that FIRST NATIONAL BANK OF
<br />OMAHA is the Trustee under a Deed of Trust made and entered into on or about May 20, 2022,
<br />by and between ROLANDO HERNANDEZ NOVOA AND GRACIELA GANTES DE
<br />BILLINGTON, Husband and Wife, Trustor, FIRST NATIONAL BANK OF OMAHA,
<br />Trustee, and MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS
<br />NOMINEE FOR FIRST NATIONAL BANK OF OMAHA, Beneficiary. Said Deed of Trust
<br />was recorded on May 23, 2022, as Instrument No. 202203773 in the office of the Register of Deeds
<br />of Hall County, Nebraska. Said Deed of Trust was assigned by the original Beneficiary,
<br />MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR
<br />FIRST NATIONAL BANK OF OMAHA to FIRST NATIONAL BANK OF OMAHA, by
<br />virtue of an Assignment filed for record on December 2, 2024, as Instrument No. 202406039 in
<br />the office of the Register of Deeds of Hall County, Nebraska. FIRST NATIONAL BANK OF
<br />OMAHA, Trustee and Grantor, in consideration of the sum of Eighty -Five Thousand Nine
<br />Hundred and 00/100 Dollars ($85,900.00) and other good and valuable consideration received
<br />from PAUL MEYER, does hereby grant, bargain, sell, convey and confirm unto PAUL MEYER
<br />(hereinafter "Grantee" where appropriate), the following -described real property in Hall County,
<br />Nebraska, to wit:
<br />The Westerly 92 feet of Lot 14, in Block 6 in Koehler Place, an addition to the City of Grand
<br />Island, Hall County, Nebraska.
<br />to have and to hold the above -described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns
<br />forever. Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That Rolando Hernandez Novoa and Graciela Gantes De Billington, as Trustor, failed to
<br />pay to Beneficiary payments which were contractually due, and the Grantor, at the request
<br />of the Beneficiary, elected to declare the entire unpaid principal balance, together with
<br />interest thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by §76-1006 was filed by Grantor on December 3,
<br />2024, as Instrument No. 202406093 in the office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with §76-1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30
<br />days after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on January 8, 2025, as Instrument No.
<br />202500132 in the office of the Register of Deeds of Hall County, Nebraska. A copy of
<br />said Notice of the time and place of the sale was thereafter mailed to all parties entitled to
<br />notice pursuant to said Deed of Trust and in compliance with §76-1008, R.R.S. Nebraska.
