No fence, side, rear or front, shall be constructed of barbed wire, of woven <br />wire (not chain link), or creosote treated posts above ground, or any unsightly material. <br />6. All construction and building shall be so performed that it will comply <br />with requirements of the building codes and ordinances of any governmental agency having <br />jurisdiction. <br />7. Each dwelling located in Lake Heritage Subdivision, an addition to the City of <br />Grand Island, Nebraska will meet the following minimum square feet requirements which <br />minimum square feet shall not include garages or open porches: <br />A. Any two story dwelling erected on any lot in said Subdivision <br />shall have a minimum of nine hundred square feet (900 sq./ft.) on the ground floor. <br />B. Any one story dwelling erected in said Subdivision shall have <br />a minimum square footage of one thousand three hundred square feet (1,300 sq./ft) on the <br />ground floor. <br />8. Each dwelling located in Lake Heritage Second Subdivision, an addition to the <br />City of Grand Island, Nebraska will meet the following minimum square feet requirements <br />which minimum square feet shall not include garages or open porches: <br />A. Any two story dwelling erected on any lot in said Subdivision shall have a <br />minimum of 1,500 square feet on the ground floor. <br />B. Any one story dwelling erected in said Subdivision shall have a minimum <br />square footage of 2,200 square feet on the ground floor. <br />N. <br />RULES AND REGULATIONS <br />To effectuate the intent of these covenants, the Association may establish and publish <br />appropriate rules, regulations and standards, including a map defining common-use areas and <br />allowable land use. A full and correct copy of the rules, regulations and standard currently in <br />effect will be provided to every property owner. The Association may revise and amend such <br />rules, regulations and standards from time to time by sending a copy to the Owner of each Lot at <br />the last address of record. Wherever in these covenants the term "rules and regulations" appears <br />it shall mean the rules and regulations so established and currently in effect at the time of the <br />events to which they apply. <br />� <br />
