<br /> 3. If �itle to any pact nf r!►e Truet Property sh�ll be �eken
<br /> in condemnation proceedinge, by right of eminent domain or similar
<br /> ac:tion, or shall be aold under threat of condemnation� all awards,
<br /> damages and proceeds are hereby aesigned and shall be paid to
<br /> Trustee who ehall apply euch amount to �he prepayment of �he Note,
<br /> 4. Tsustor, at S.ts expense, will maintain with insurere
<br /> epproved by eene£iciary insurance �vith reapect to the improvemente
<br /> and pereonal property consti�uting the Trust Property against lose
<br /> by f ire, lightening anci other perils covered by standard extended
<br /> coverage endoreement, in an amount equal to at least one hundred
<br /> (100$) percent of the full replacement value thereuf; and ineurance
<br /> against euch other hazerde and in euch amount as is customarily
<br /> carried by ownere of similar properties and as Beneficiary may
<br /> requize for ite proteation. Trustar will comply w�ith euch oth�r
<br /> requiremants ae Beneficiary may from time to tir�e requeet for tha
<br /> protsctfon by insurence of the interese of the re�pective par�ies.
<br /> All ineurance policies main�ained pursuant to Chis Deed of Trust
<br /> ehall name Truator, Trustee and eeneficiary as insureds, as their
<br /> respective i.nterests �nay appear, and shall provid� tha� �here be no
<br /> cancellation or modi£ication wfthou� fifteen (15) days prior
<br /> written notificatfon �o Trustee c+nd Beneficiary. In the event any
<br /> policy hereunder is not renowed on or before f ifteen (15) dsys -
<br /> prior to it� axp�ration date, Z'rustee or eeneficiary may procure
<br /> sucti insurance, pay the premiuma therefor, and such sums shall
<br /> immediately become due and payable wfth interest at a rate af
<br /> twelve percent (12$) per ann�am unti�l paid and shall. be secured by
<br /> this Deed af Trust. Failure of Trustor to £urnish proof of such
<br /> insurance upon the reyuest of Beneficiary or Trustee ehall, eti the
<br /> aption of Beneficiary, constitute a de�ault under this Deed ot

<br /> 5. In case of any damage to or destructian �f the buildinqs,
<br /> improvements or personal property constitutfreg part of the Trust
<br /> Property, wk�ather euch lose is covered by insurance or otherwise,
