� . , <br />201103�9� <br />of the garage. <br />And J& B Rentals, LLC, does hereby give, grant and covey unto Juan Munoz <br />and Delmi Rodriguez and unto their heirs, successors and assigns, a right-of-way or <br />easement over, along and across all ofi said driveway and the east one-half (%z) of the <br />garage. <br />The joint driveway and garage easement thus created shall be for the joint use of <br />the parties hereto and for their heirs, successors and assigns. Neither party hereto, <br />their heirs, successars or assigns, shall so use or leave any vehicle, or anything else on <br />said driveway so as to prevent the free and uninterrupted use of said driveway and <br />garage by the other party for the purpose fior which the joint driveway and garage <br />easement was created. <br />Each of the parties hereto, their heirs, successors or assigns, shall bear one-half <br />('/2) of the cost of maintaining said driveway in a reasonably good condition, and such <br />cost of maintenance shall include reconstruction. Both parties agree to maintain and <br />repair their one-half ('/Z) of the garage in a reasonably good condition at their own <br />expense. Both parties agree to carry fire and extended coverage insurance and in the <br />event the garage shall be partially or totally destroyed by fire or other casualty or loss <br />insured under such insurance, so as to become partially or totalfy unusable, the same <br />shall be repaired as speedily as possible and each party shall pay the cost of such <br />repair to their one-half ('/2) of the garage. Notwithstanding the above provision, either <br />party causing damage to said driveway or garage or negligence on the part of the party, <br />themsefves or others for them, or on their behaif, shall be wholly responsible for any <br />such damage resuiting from any such negfigence. <br />2 <br />
