Grantee shall <br />maintain and use Grantor's parcel (access easement) in such way that the same shall not <br />unreasonably interfere with the normal customary use of Grantor's parcel by Grantor. <br />Grantee and Grantor agree that any costs to create, maintain, or improve said <br />easement shall be shared equally between Grantor and Grantee. <br />4. INDENIl�IIFICAI'ION. Grantee hereby indemnifies and agrees to defend <br />and hold harmless Grantor from and against all liabilities, damages, costs, claims and <br />expenses whatsoever arising out of or in connection with Grantee's use of Grantor's parcel <br />(access easement). <br />5. RESERVATION BY GRANTOR. Grantor reserves all rights of <br />ownership in and to Grantor's parcel which are not inconsistent with the easement (access <br />easement) including, without limitation, the right to grant further easements over and across <br />Grantor's parcel. Grantor further reserves the right to use Grantor's parcel for a11 uses not <br />interfering with the use permitted Grantee hereunder. <br />6.
