Containing 0.29 acres, more or less. for the purpose of vehicular ingress and egress access to and from Grantee's parcel. 3. MAINTENANCE AND USE OF ACCESS EASEMENT. Grantee shall maintain and use Grantor's parcel (access easement) in such way that the same shall not unreasonably interfere with the normal customary use of Grantor's parcel by Grantor. Grantee and Grantor agree that any costs to create, maintain, or improve said easement shall be shared equally between Grantor and Grantee. 4. INDENIl�IIFICAI'ION. Grantee hereby indemnifies and agrees to defend and hold harmless Grantor from and against all liabilities, damages, costs, claims and expenses whatsoever arising out of or in connection with Grantee's use of Grantor's parcel (access easement). 5. RESERVATION BY GRANTOR. Grantor reserves all rights of ownership in and to Grantor's parcel which are not inconsistent with the easement (access easement) including, without limitation, the right to grant further easements over and across Grantor's parcel. Grantor further reserves the right to use Grantor's parcel for a11 uses not interfering with the use permitted Grantee hereunder. 6.
