�01�0�97� <br />13. No sign of any kind shall be displayed to public view on any Lot except one sign <br />of not more than five square feet (5 sq./ft.) advertising the property for sale or for rent, or signs <br />used by a builder to advertise the Lot during the construction and sales period, or signs used by <br />the developer to advertise the Property. <br />14. No worn out or discarded automobiles, machinery, or parts thereof, shall be stored <br />on any Lot in the Property and no portion thereof shall be used for automobiles, junk piles or the <br />storage of any kind of discarded items or waste materials. <br />15. Certain easements are established for installation and maintenance of utilities and <br />for drainage, such easements being clearly marked on the recorded plat of subdivision that the <br />Property is a part of. Service lines for individual residences for public utility services which are <br />available to a lot from an underground source shall be kept underground. <br />16. Exposed antennas or aerials of any kind shall not be used except satellite dishes <br />which shall not exceed thirty (30) inches in diameter. They must not be visible from the street <br />which the front of the primary structure faces and must be attached to the primary structure. (No <br />mercury or sodium vapor lights are allowed on any lot). Lighting installed by the City of Grand <br />Island, Nebraska or the State of Nebraska is exempted from the lighting restrictions. <br />17. No campers, trailers, motor homes, recreational vehicles or trucks larger than a <br />one (1) ton pickup truck shall be stored on any Lot, driveway, or on the street in front of or on <br />the side of any Lot. No camper, trailers, motor or mobile homes, boats, recreational vehicles or <br />trucks shall be left on the streets overnight. <br />18. No fences shall be constructed on any Lot within the Property, except for the <br />privacy fence that Niedfelt Property Management, L.L.C. agrees to construct, at its sole cost and <br />expense, along the rear lot line of: <br />Block Seven (7), Lots One (1) through Eight (8), in the City of Grand Island, Hall <br />County, Nebraska; and <br />Block Eight (8), Lots One (1) through Six (6), in the City of Grand Island, Hall County, <br />Nebraska. <br />Said privacy fence shall be: (a) six foot (6 ft.) tall; (b) composed of treated lumber or <br />redwood; and (c) constructed by no later than June 1, 2011. After the construction of the privacy <br />fence by Niedfelt Property Management, L.L.C. is completed the Association shall own and <br />assume responsibility for the repair and maintenance thereof. <br />20. All public sidewalks shall be constructed to comply with the requirements of the <br />building codes and ordinances of the City of Grand Island, Nebraska and shall have the edge of <br />such sidewalk furthest from the street one (1) foot inside the street right-of-way unless otherwise <br />required or permitted by the building codes and ordinances of the City of Grand Island, <br />Nebraska. The acceptance of a deed of conveyance by any purchaser or purchasers of any Lot or <br />Lots shall be constructed as consent thereto.
