<br />THIS DECLARATION OF RESTRICTIVE COVENANTS, RESTRICTIONS AND
<br />CONDITIONS FOR STERLING ESTATES HOMEOWNERS ASSOCIATION is made �����
<br />effective as of this 4th day of March, 2011, by IVIEDFELT PROPERTY MANAGEMENT,
<br />L.L.C., a Nebraska Limited Liability Company, CURTIS R. and RICHELLE J. CELLAR,
<br />husband and wife, ALLEN L. and ARLENE A. DOREMUS, husband and wife, hereinafter
<br />referred to as "Declarants" (whether one or more), for itself, its successors, grantees and assigns:
<br />KNOW ALL MEN BY THESE PRESENTS:

<br />DECLARATION OF PURPOSE
<br />The purpose of this DECLARATION OF RESTRICTIVE COVENANTS,
<br />RESTRICTIONS AND CONDITIONS FOR STERLING ESTATES HOMEOWNERS
<br />ASSOCIATION, is to declare the desire of Declarant to improve the following real estate by
<br />encouraging the sale of lots and the construction of detached single family dwellings and
<br />Townhouses:
<br />Block Three (3), Lots One (1) through Eight (8), in the City of Grand Island, Hall
<br />County, Nebraska;
<br />Block Seven (7), Lots One (1) through Eight (8), in the City of Grand Island, Hall
<br />County, Nebraska; and
<br />Block Eight (8), Lots One (1) through Six (6), in the City of Grand Island, Hall County,
<br />Nebraska.
<br />In furtherance of this purpose, Declarant hereby declares that the lots of the property
<br />described above, shall be held, sold and conveyed subject to the following reservations,
<br />easements, limitations, restrictions, servitudes, covenants, conditions, charges and liens,
<br />(hereinafter collectively termed "covenants and conditions"), which are for the purpose of
<br />protecting the value and desirability of the lots herein described comprising STERLING
<br />ESTATES HOMEOWNERS ASSOCIATION, and which shall run with the real property and be
<br />bind'ang upon all parties having any right, title or interest in one of the described townhouse lots,
<br />or any part, their heirs, successors and assigns, and which shall inure to the benefit of each owner
<br />thereof.
