2oi�o�49� <br />9. No commercial or business enterprises shall be conducted or operated in said <br />subdivision. No lot or lots shall be divided or split to create smaller building areas. Lots may be <br />combined, or,combined and divided, to establish larger building areas. <br />10. Any detached garage or any other out-building shall be constructed of the same <br />quality and materials of construction as the outside finish and roof of the residential structure. <br />Any detached garage shall be a single garage which does not exceed a size that is 15' wide and <br />24' deep and shall be behind the rear wall of the residential structure. No building shall be <br />constructed of boxes or other unsightly materiaL <br />11. All buildings shall be placed back from the center of the front line of the lot at <br />least thirty-fiye (35) feet or more on all lots. <br />12. No sod, earth, sand or gravel shall be removed to the injury of the value or of the <br />appearance of any lot, and no unused building material, junk or rubbish shall be left exposed on <br />any lot except during actual building operations. During construction, builders are required to <br />maintain the project and surrounding area in a tidy manner. No trash fires will be allowed on <br />any lot in the subdivision to dispose of discarded construction material or other debris. <br />13. No sign of any kind shall be displayed to public view on any lot except one sign <br />of not more than five (5) feet square advertising the property for sale or for rent, or signs used by <br />a builder to advertise the property during the construction and sales period, or signs used by the <br />developer to advertise the subdivision. <br />14. No worn out or discarded automobiles, machinery, or parts thereof, shall be stored <br />on any lot in the subdivision and no portion thereof shall be used for automobiles, junk piles or <br />the storage of any kind of discarded items or waste materials. <br />15. Certain easements are established for installation and maintenance of utilities and <br />for drainage, such easements being clearly marked on the recorded plot of said subdivision. <br />Service lines �for individual residences for public utility services which are available to a lot from <br />an underground source shall be kept underground. <br />16. Exposed antennas or aerials of any kind shall not be used except satellite dishes <br />which shall not exceed eighteen (18) inches in diameter. They must not be visible from the street <br />which the front of the primary structure faces and must be attached to the primary structure. (No <br />mercury or sodium vapor lights are allowed on any lot). Lighting installed by the City of Grand <br />Island, Nebraska or the State of Nebraska is exempted from the lighting restrictions. <br />17. � No campers, trailers, motor homes, recreational vehicles or trucks larger than a <br />one (1) ton pickup truck shall be stored on any lot, driveway, or on the street in front of or on the <br />side of any lot. No camper, trailers, motor or mobile homes, boats, recreational vehicles or <br />tru�ks shall be left on the streets overnight. <br />18. The owner of each lot shall keep the vegetation and grass cut to a height less than <br />eight (8) inches prior to construction, and shall keep the shrubs, vegetation and grass thereon cut <br />to a reasonable height after construction. There shall be no cottonwood trees planted. <br />19. ' No fences shall be constructed, on any lot in the subdivision, of barbed wire, <br />v��oven s�vire, or creo�ote-treated posts above ground or any other unsightly material. Privacy <br />fences may not exceed six (6) feet in height. <br />20. All public sidewalks shall be constructed to comply with the requirements of the <br />building codes and ordinances of the City of Grand Island, Nebraska and shall have the edge of <br />such sidewalk furthest from the street one (1) foot inside the street right-of-way unless otherwise <br />required or permitted by the building codes and ordinances of the City of Grand Island, <br />Nebraska. The acceptance of a deed of conveyance by any purchaser or purchasers of any lot or <br />lots shall be constructed as consent thereto. Such sidewalks will be constructed not later than the <br />time the home is built and earlier if required by the building codes and ordinances of the City of <br />Grand Island, Nebraska. <br />2 <br />
