<br />American National �ank, whose mailing address is 8990 West Dod�e Road, Ornaha, Nebraska 68114-3383 (herein.
<br />"Trustee"); and Mosaic, whos� maili,ng address is 4980 South 118 Street, Omalaa, Nebraska 68�37-2220 (lacrein
<br />"Beneficiary"). ,
<br />FOR VALUABLE C�NSIDERA.TION, Trustor irrevocably grants, transfers, conveys, and . assigns tn
<br />Trustee, TN TRUST, WTI'H POWER OF SALE for tl�e benefit and security of Beneficiary, under and subject to the
<br />terms and conditions of tlus Txust Deed, the following described real praperty, located in Hall County, Nebraska:

<br />TOGET'HER WITH all of the follawing, whether naw owned or hereafter acquired: rents, profits,
<br />raya.ttics, income, and other bene�ts derived from the real property; all leases or subleasss covering the real property
<br />or any portion thereof; all interests, estate, or other claims, both in law and in equity, in the real property; all
<br />homestead exemptions which are hereby released a�d waived; all easements, rights-of-way, tenements,
<br />hereditaments; all oil and gas rights and profits and watex rights; all right, tit�e, and interest of Trustor in and to any
<br />land lying within the right-of-way of any street or Itighway adjoining the real property; any and all buildings,
<br />#"ixtures, impravements, and appurtenances now ar hereafttr erected thereon or belonging thereto (herein referred to
<br />as "Improvement" or "Improvements"); and any and all awards made for the taking by eminent domain, or by any
<br />proceedi�ng or purchase in lieu th�reof, of the whole or any part of the real property. All of tk�e foregoing estate,
<br />property, and interest conveysd to Ttustee herein collectively referrad ta as the "Property."
<br />FOR �'HE 1'URPOSE OF SECLIRING:
<br />(a) The payment of indebtedness evzd�nced by Trustvr's notes ar guarantee ("Note") dated December
<br />_, 2010, in the principal sum of Four Hundred Fifty Thousand Dollars ($450,U00), together with interest at the rate
<br />or rates provided therein and the principal and interest on any future loans evidenced by proznissary notes or
<br />guarantees stating they are secured by this Trust Deed, and any and all renewals, modificacions, and extension.s
<br />thereof, both principal and interest being payable in accordance with the terms set forth therein, which, by this
<br />reference, is made a part hereof.
<br />(b) The perforimance of each agreement and covenant of Tnxstor herein contained; and
<br />(c) The payment of auy sum or sums of money which may be hereafter paid ar advanced by the
<br />Beneficiary under the terms of t�uis Trust Deed, together with interest thereon at the rate provided in tl�e "Note."
<br />TO PRUTECT THE SECURITY UF THIS TRUST DEED, TRUSTOR HEREB�Y COVENANTS AND
<br />AGREES AS FOLLOWS:
<br />1. PA'YMENT OF PRINCIPAL AND INTEREST, Trustor shall pxomptly pay, when due, the
<br />principal of and interest on the indebteduess evidenced by the Note, and ail other charges and fees as provided in t,he
<br />Note, and the principal of and interest an any Future Advsnces secured by this Trust Deed.
<br />2. WARRANTY Ok' TITLE. Trustor is lawfully seized and possessed of gnod and indefeasible
<br />tatle and estate to tk�e Property hereby conveyed amd has the right to gratxt and convey the Property. 'I'he Property is
<br />firee and clear of all liens and encumbrances, except liens now of record and previously disclased to Trustee and
<br />Bene�ciary, and Trustor will warrant and defend the title to the Praperty against all claims and demands.
<br />3. MA�TTENANCE AND COMPLIANCE WITH LAWS. Trustor shall keep the Property in
<br />good repair and condition, shall not cammit waste ar permit impairment ar deterioration of the Property, and staall
<br />comply with the provisians of any lease if this Trust Deed if on a leasehald. No improvement, now or hereafter
<br />erected upon the Property, ahall be altered, removed, or demolished withaut the prior written consent of Beneficiary.
<br />Trustor shall camply with all Iaws, ordit�ances, rtgutations, cavenants, conditions, and restrictions affecting the
<br />Prvperry and not comrnit, suffer, ar permit any act to be done in or upon the Property in violation vf any law,
<br />ordinance, regulation, covenant, condition, or restriction. Trustar shall complete or restore, pronuptly and in good
<br />workrnanlike manner, any improvement on the Property which may be datnaged or destroyed and pay, when due, all
<br />claitns for labor performed and materials furnished therefor and for any alterations thereof.

<br />4. INSURANCE. Trustar, at its expense, wilt maintain, with insurers approved by Beneficiary,
<br />insurauce with respect to the impravements and personal property, constitutiug the Property, against loss by fire,
