2oli0000� <br />Borrower shall promptly discharge any lien which has priority over this Security Instrurnent unless <br />Borrower: (a) agrecs in writing to the payment of lhe obligatiun secured by the lien in a manner acceptable <br />to Lender, but nzily so long as Borrower is performing such agreemant; (b) contests the lien in good faith <br />by, or defends against enforcement of the lien in, legal proceedings which in Lender's opinion operate to <br />prevent khu cnforccment of the lien while those proceedings are pcndin�, but only until such proceedings <br />are concluded; or (c) secures from the holder of the lien an agreement satisfactpry to Lender subordiiiating <br />the lien lo Ihis Security Instrument. If Lender deterniines thal any part of the Property is subject to a lien <br />which can altain priority over this Security Tnstrument, I,ender may give 13c>nrawer a notice identifying the <br />lien. Within 10 days of the date on which that nolice is givcn, Bc�rruwer shall satisfy the lien or take one or <br />morc c�f the actions set forth above in this Section 4. <br />Lender may require Borr�wer to pay a �ne-kime charge for a real estate tax verification and/or <br />reporting service used by Lender in connec�ion with this Loan. <br />5. Property Insuranc�. Barr�wer shall keep the imprnvements now existing or hereafter erected on <br />the Yro�erty insurcd against loss by fire, hazards included within the term "extended coverage," and any <br />other hazards including, but npl limited to, earthquakes and tloods, for which I.�nder requires insurance. <br />This in.suranc:c shall be maintained in the ainounts (including deductible levels) and for lhe peric�ds that <br />T.ender re:quires. What Lender requires pursuant to the preceding sentences can change during khe term nf <br />ktxe I.oan. The insurance carrier providing the insurance shall be chc�scn by Borrower subject ta Lender's <br />righ� ta disapprove Borrower's choice, which right shall nc�t be excrcised unreasonably. Lender rnay <br />require Borrower to pay, in connection with this Lnan, cither: (a) a one-Gime charge f"or flood zone <br />determination, certification and tracking servic4s; c�r (b) a c�nc-limc charge for flood zone determination <br />and certification services and subsequent charges each time remappings or similar c:hanges accur which <br />reasonably might affect such determination or certification. Borrowcr shall alsa be responsible for the <br />payment of any fees imposed by the Federal Emergency Management Agency in c:annectinn with the <br />review of any flood zone determination resulting from an objcction by Borrower. <br />If Borrower fails to maintain any of the coverages describcd ahcrvc:, Lender may obtain insurance <br />coverage, at Lender's option and Borrowcr's expcnse. I,end�:r iti und�r no abligation to purchase any <br />particular type or amc�unl c�f cove:rage. Therefore, such coverage shall cover Lender, but might or might <br />not protect Borrower, F3orrower's equity in the Praperty, ar the contents of the Property, against any risk, <br />hazard or liability and rnight provide greater or lesser coverage than was previously in effect. Borrower <br />acknowledges that th�: cc�st �f th� insurance coverage so obtained might significantly exceed the cost of <br />insurance lhal Borrower could have obtained. Any arnounts disbursed by Lender under this Section 5 shall <br />become additional dehl c�f Bnrrower secured by this Security Instrument. These amounts shall bear interest <br />at the Note rate from the date c�F disburseznent nnd shall be payable, with such interest, upon n�tice fram <br />Lender to �3orrower requesting payment. <br />All insurance palicics required by I,�:nder and renewals c�f such palicics shall bc: subject tc� I,c:ndcr's <br />right to disapprove such pal'rcies, shall include a standard rnurtgag� clause, and shall name Lender as <br />mnrtgagee and/ur as an additional loss payee. L.ender shall have the right to hold the policies and renewal <br />certificates. If Lender requires, I3orrower shall promptly give to L.ender all receipts of paid premiums and <br />renewal notices. If Borrower obtains any fonn of insurance coverage, not otherwise required by r,ender, <br />for damage to, or destruction of, the Property, such policy shall include a slandard mortgage clause and <br />shall name T.ender as morigagce and/c�r as an additional loss payce. <br />In the event of loss, Barrower shall give prompt notice to the insurancc: �.arricr and I .4Tl(JCi. I ,endcr <br />may makc proc�f of lass if not rnade promptly by Barrawer. Unless I,ender and Borrower otherwise agree <br />in wriling, any insurance proceeds, whether or not the underlying 'rnsurance was required by Lender, shall <br />hc applied ka restoration or repair of the Property, if the restaratian ar repair is economically feasible and <br />Lender's security is not lessened.
